Casa La Pratellaccia is a recently renovated farmhouse set in the rolling hills near Monteverdi Marittimo, not far from the coast of southern Tuscany. Surrounded by woodland and open countryside, the villa combines rustic features with modern comfort across two floors. Its spacious interiors combine an open-plan living and dining area, a separate sitting room, three bedrooms and three bathrooms. Outside, the lawned garden is well-equipped for al fresco meals, drinks and relaxation with its dining terrace, gazebo, barbecue and outdoor pool. The property is an ideal retreat for those who love the countryside while remaining within easy reach of the beaches of Castagneto Carducci and the cultural attractions of Massa Marittima.

Interior:
The villa covers approximately 270 sqm across two floors connected by a narrow internal spiral staircase and external steps. GROUND FLOOR – Entrance with cloakroom; Open-plan living area with a dining table, a kitchen and fireplace (ornamental); sitting room with TV and double sofa bed; bathroom with shower (no bidet); laundry room. FIRST FLOOR – Two double bedrooms; one twin bedroom; bathroom with shower; bathroom with tub. Air conditioning in the bedrooms on the first floor.

Park:
The property extends over approximately 15,000 sqm of unfenced terrain, including 5,000 sqm of lawned garden following the natural slope of the land. A gravel driveway leads to the house and a parking area under a carport. Outside the living area, a paved terrace is furnished for outdoor dining and relaxation beneath a pergola, alongside aromatic herbs. On the opposite side of the garden, a gazebo is equipped with table, chairs and a brick barbecue.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool is located in the most secluded part of the garden, on a lower level than the house, and can be easily reached either by walking across the lawn from the parking area or via stone steps from the opposite side. Rectangular in shape, it measures 11 x 4 meters with a depth of 1.40 meters; it is PVC-lined and features Roman steps for access, internal lighting, and a chlorine filtration system. The surrounding sunbathing area is finished with high-quality synthetic grass, featuring a perforated backing with an advanced drainage system to prevent water stagnation, yarns treated with antibacterial agents during production, and a soft, cool surface that does not overheat in the sun, does not become cold in winter, and dries quickly after rain. The solarium is equipped with sun loungers and a gazebo. The pool is available from the last Saturday of April to the first Saturday of October.
