1. Three Mile Lake:
Our cottage sits directly on the beautiful shores of Three Mile Lake. While the lake is a wonderful spot to relax and take in the views, please note that blue-green algae blooms can occur in late summer, particularly after August 10th. This doesn’t happen every year, but when it does, swimming may not be possible.

Because water conditions are out of our control, we kindly recommend considering this if swimming is an important part of your stay—especially if booking later in August. We want you to have the best experience possible!

2. Watercrafts:
You`re welcome to bring your own watercraft. The dock is equipped with tie-offs for secure mooring during your stay.

3. Water Depth:
Three Mile Lake is shallow at the shoreline—only 3.5 to 4 ft deep at the dock. The lake’s median depth is 11 ft, with a maximum of 36 ft. For safety, diving is strictly prohibited at all times.

4. A/C:
The living room features air conditioning controlled by remote, and each bedroom is equipped with its own ceiling fan.

5. Drinking water:
The cottage has a drilled well and a UV filtration system—tap water is safe and drinkable.

6. Pets:
Pets are welcome—up to 2 per stay. A pet fee applies per pet.
Please note: guests must clean up after pets, be responsible for any pet-related damage, and assume responsibility for pets to not enter the lake if a blue-green algae bloom occurs.

7. Power Outages:
Power outages can occasionally occur in Muskoka. Please note that this property does not have a backup generator. During an outage, electricity and water will be unavailable as the cottage operates on a well system.

🌊 Waterfront & Safety Notes
• The lake is shallow at the dock (approx. 3.5–4 ft). No diving at any time.
• Swimming is at your own risk.
• We cannot control the natural water conditions in Three Mile Lake. From time to time, the local health unit may issue advisories or swimming bans due to elevated bacteria levels, algae blooms, or other environmental concerns. These events are rare but possible and do not warrant refunds. We encourage guests to check with the Simcoe Muskoka District Health Unit for current advisories before swimming. Blue-green algae blooms may occur, especially after August 10. If present, the water may be unsafe for swimming — guests must use judgment and follow public health guidelines.
• Guests are responsible for supervising children and pets around the water at all times.
• No glass on the dock or beach — broken glass can be hazardous.
• We strongly recommend wearing water shoes when entering the lake as there could be small rocks or shells present.
• Rocks near the shoreline can be extremely slippery, especially when wet — proceed with caution at all times.

• No outdoor fires unattended. Firepit may only be used when no fire bans are in effect.
• Use only local firewood as required by Muskoka bylaws (available nearby at Shell).
• Fireworks are prohibited at all time, including holidays.

By booking our rental property, guests acknowledge and accept the following terms:
1. Assumption of Risk
Use of the property and its amenities is at the guest’s own risk. Guests should assess their own abilities when using the lake, dock, firepit, and other features.

3. Responsible Use of Amenities
Guests are responsible for the safe and proper use of all amenities, including but not limited to: the firepit, BBQ, dock, appliances, and heating systems. Children must be supervised at all times by a responsible adult.
4. Uneven Terrain
The property contains natural and potentially hazardous terrain, including rocks, steep areas, slippery surfaces, or icy conditions. Guests accept all risks associated with walking, running, or playing outdoors.
5. Waterfront Safety
The lake is shallow at the shoreline and dock (approx. 3.5–4 ft) and becomes deeper in other areas. No diving is permitted at any time. Guests are responsible for ensuring that children and pets are supervised near the water at all times. Life jackets are strongly recommended, you must bring your own.
6. Blue-Green Algae Monitoring
Guests acknowledge that blue-green algae blooms have occurred in the past, particularly after August 10. These blooms may make the water unsafe for swimming. It is the guest’s responsibility to monitor conditions and follow public health guidelines. No refunds will be issued for unswimmable water conditions due to algae or other natural factors.
7. Wildlife Acknowledgment
Muskoka is home to various wildlife including bears, deer, coyotes, wolves, snakes, and insects. Guests accept the risks associated with wildlife encounters and understand that such sightings are not grounds for refunds.
8. Power Outages
Power outages can occur in Muskoka and are beyond the host’s control. : Frequent power outages may occur in Muskoka. Guests are advised to prepare accordingly and are responsible for any inconvenience caused by such events. A presence of a power outage does not warrant a refund.
9. Damage and Theft
Guests agree to be financially responsible for any damage to or theft of property during their stay. This includes the cottage, contents, outdoor areas, and any shared or provided items.

This cottage and property were BEAUTIFUL! It was just want we wanted for a short, end of summer getaway. The cottage was clean, comfortable, and in a great spot. The views were beautiful. Fully equipped with all of the modern conveniences and more. We had a great time lounging on the dock, swimming, bbqing, and spending time by the campfire. Wonderful stay at 3 Mile Lake. Interior of the cottage has been redone and works well for 6 people (we had 4 adults and 2 kids). Be aware that the rooms are pretty tight if youre bringing a pack and play (we had to move one of the twin beds to fit it). Pictures dont do the property justice! Nice sandy beach thats perfect for small kids, new dock and a wide patio - we spent almost all our time outside. Great communication with the host Anna as well (we had a power outage one of the nights).

A great week

We just spent a relaxing week at Sandwood Cottage on 3 mile lake. The cottage was lovely- newly renovated and well equipped for a relaxing stay. That was our goal. The area was picturesque and located very close to Port Carling, Huntsville and Bracebridge. We will definitely be back -especially since we found Taylor Farm Market for my daily Americano!!

Great location on Three Mike Lake. Newly renovated, very clean 3 bedroom cottage. Great location close to Port Carling and Bracebridge. Would definitely return. The only improvement that could be made is more clothes hooks as there is not a lot of closet space, as the bedrooms are typically small for this type of cottage. Lovely Weekend Get-a-way

We spent 3 nights at Sandwood, on a lovely late September weekend. A beautiful cottage on a gorgeous lake (our first time in that part of Muskoka)! The cottage is very well equipped. The fridge is small, but perfect for our 3 night stay. You will want to plan on a grocery trip if you're there more then 3 nights The cottage is perfect for a couple or a small family but would be tight (in our opinion) for 6 adults

The place was clean very quiet area. We had a few issues when we were there which we reported to Holly she responded and I'm sure she must have fixed them by now. barbecue was difficult to use in the sense that it backfired every time we used it so be careful. And I'm not sure if that dock is the dock that's at the cottage because we couldn't fit 4 chairs across the end.....Nice stay just the same ...across the end littgoing to be more than three people
