IMPORTANT: If you cancel your reservation 31 days before your check-in we will refund you 100% of your payment minus the Credit Card processing fee of 3.9%. We also recommend all guest purchase trip insurance as it is relatively affordable, and protects you against unforeseen situations.
Important Notice: Trip Insurance Recommendation
To ensure peace of mind during your stay, we highly recommend all guests purchase trip insurance, especially during fire season. This will help cover any unexpected changes or disruptions due to environmental conditions or other unforeseen circumstances. Your safety and comfort are our top priorities, and trip insurance provides an added layer of protection for your vacation plans.
** Do not walk up Heritage Place as it is a private drive with no trail access. We`ve received neighbor complaints from previous guests going on private property so please make sure to be considerate of this.
** To access trails, head back up Scott`s Flat Road and cross Hwy 20. Just behind Harmony Ridge Market is the beginning of the trail system.
The main house is approx. 2400 sq. ft. w/ five bedrooms total, (Dual Master Suites) four w/king sized beds, and one twin bunk bed. There is extra bedding for 1 on the couch (the couch does not pull out into a bed), we also offer two queen air mattresses with all bedding included. There are a total of four bathrooms, 3 full and one half. There is a wood stove available to use in the winter. You will also find kayaks, floaties, beach towels and chairs and even a cooler available for you to take down to the lake. The enormous outdoor deck has a BBQ for use with either propane or charcoal, a smoker, a fire pit and tons of seating w/views of the forest.
There is a second home on the property that is used as a `gaming` house. The gaming house has no internet, heat, air, water or bathrooms but offers a fun space for the whole family to enjoy. You will find Air hockey, foosball, shuffleboard, a game table with lots of puzzles and board games and even a comfy movie space with a blu-ray player and selection of movies.
** The main home has a wheel-chair ramp with a wheelchair accessible room & bathroom with a roll in shower.
** The main home has high-speed internet with 5 Smart TV`s. Due to the rural setting and weather conditions this may slow down from time to time.
IMPORTANT: Guests have access to the full property. Please do not cross onto the neighbors properties. They are clearly marked.
IMPORTANT: There is a Mama Bear that patrols the area looking for trash, do not leave any food or soda cans out at any point of stay.
DISCLOSURES:
1. SLEEPING COUNT/VISITORS: We have a maximum amount allowed on the property per our short-term rental permit, being 15 guests max. No unregistered guests are allowed on the property. Please communicate with us directly for additional visitors coming to the property for approval. If an unauthorized party takes place fees will apply & you will be asked to vacate the property. Thanks in advance :)
2. NO SPEEDING: Please drive slow in the neighborhood and watch for children. The road is set at 15 MPH when turning on Heritage Pl.
3. ALL TRASH MUST BE KEPT IN THE GARAGE AT ALL TIMES. This is for your safety. There is a Mama Bear that patrols the area looking for trash, do not leave any food or soda cans out at any point of stay and be sure to close the garage door at night. Also - do not leave food in your cars as bears have been known to break into cars for food. Thanks for your consideration. Please note, that we allow only 2 large bags of trash to be left at the home, for shorter stays. Anything over that amount please take with you or a trash fee will be applied to your reservation.
4.SMOKING FEE DISCLAIMER: We take great pride in providing a clean and comfortable environment for all our guests. To ensure the well-being of everyone who stays in our property, we strictly enforce a no-smoking policy.
SMOKING FEE: A smoking fee of $500 will be charged if evidence of smoking is found within the premises. This fee is intended to cover the costs associated with professional odor removal and restoration of the property to its smoke-free condition.
Our property is routinely inspected for smoke odors after every reservation. If smoking is detected during or after your stay, the smoking fee will be applied to cover the necessary cleaning and restoration processes.
We appreciate your cooperation in maintaining a smoke-free environment for all our guests. Please feel free to ask if you have any questions or need further clarification regarding our smoking policy.
5. PLEASE DO NOT START AN OPEN FIRE. We are in fire-country. We do have a propane fire pit for warmth only. There is a Jotul wood stove that is available to use inside during the winter months, but the outside of the stove can get very hot so DO NOT USE IF YOU HAVE SMALL CHILDREN! NO BONFIRES.
5. THE PROPERTY: The property is on 6 level acres, with lots of privacy!
6. PETS: Pets are allowed with a $100 pet fee, per 2 pets.
7. Additional Occupancy Fee Disclaimer:
Our vacation rental property is designed to provide a comfortable and enjoyable experience for our guests. To ensure the safety and well-being of all occupants, we have established a maximum occupancy limit.
Maximum Occupancy:
Please be aware of the maximum occupancy specified in our listing. Exceeding this limit without prior approval is not permitted.
Additional Occupancy Fee:
An additional fee of $100 per person per night will be applied for each guest exceeding the maximum occupancy specified in our listing.
Request for Approval:
If you anticipate having more guests than the maximum occupancy allows, please contact us in advance to discuss your specific needs and obtain approval. Unauthorized occupancy over the maximum will result in the IMMEDIATE TERMINATION of your stay without refund.

IMPORTANT NOTE: This property is located in a tranquil, rural area of California. While the internet connection is generally reliable, occasional fluctuations may occur, particularly during inclement weather. Please be aware that cell reception on the property may also be intermittent until connected to Wi-Fi.

We respect our guest right to privacy, but are available if called on. We are local to the Nevada City area and are always close by if you have any questions or concerns.
IMPORTANT: We have three cameras in total. One camera on the front porch to help with a smooth check-in, one in front of the garage door and another on the garage facing the driveway.
As part of VRBO requirements, we include a brief cleaning disclaimer. We don’t want to burden our guests with checkout tasks; however, if you happen to have a few extra minutes and are willing, these two small steps would be a huge help to our team:
- Load and start the dishwasher
- Start a load of towels in the washing machine
Left-Behind Items
Guests are responsible for securing all personal belongings prior to checkout. If an item is left behind and shipping is requested, a $50 service fee plus postage costs will apply. Requests will be processed once payment is confirmed.
Please be sure to read this rental agreement (the “Agreement”) in its entirety. The vacation rental property you have selected (the “Vacation Rental”) may have additional rules, policies, terms and conditions that apply to your stay, which are found in the description section(s) of the Vacation Rental listing. Among others, this Agreement contains the following important terms:
• Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2).
• You are releasing JC Property Solutions LLC and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay (Sections 12 & 13); you are aware that traveling may increase your risk of contracting COVID-19.
• This Agreement requires claims to be resolved through Arbitration (Section 17).
• This Agreement contains a Jury Trial wavier and a Class action waiver (Section 19).
