Thanks to our prime location, getting your toes in the water is often easier here than at many oceanfront homes, where wide stretches of sand can mean a long walk to the shoreline. Here, the bay, beach, and water are just steps away.
Set on an expansive 50-foot-wide lot, Casa 231 enjoys sweeping panoramic views of the bay, beach, boats, islands, mountains, and Newport Coast beyond. Watch paddleboarders glide by, enjoy sparkling evening lights across the harbor, and soak in waterfront living from sunrise to sunset.
Inside, the spacious open-concept great room is designed for gathering and entertaining. The professional kitchen features a 36-inch DCS range, upscale appliances, and a large round peninsula island with sit-down water views. The adjacent dining area comfortably seats six and opens to a covered front courtyard complete with a cozy fire pit — perfect for evening cocktails and outdoor dining.

The primary suite features a Westin Heavenly California King bed, private ensuite bath, and direct access to the peaceful rear courtyard.
The second bedroom offers a comfortable Westin Heavenly Queen bed and also opens to the rear courtyard, creating a lovely indoor-outdoor feel.

Casa 231 features two full bathrooms — an important convenience for families and groups. The primary bath is ensuite to the Cal King bedroom with tub that’s perfect for rinsing off sandy kids after a day at the beach. The hall bath has a step in shower.

You can even enjoy the world-famous Newport Beach Christmas Boat Parade right from your Casa. The 2026 parade begins December 16 and runs for five nights, featuring beautifully decorated boats, fireworks on opening and closing nights, and special festivities at Marina Park including live music, food, and local vendors.

Guest Access:
You have total and complete private access to your Casa with a separate entry and private covered courtyards for our 2 bd/2ba`s (no vacationing with strangers) and private decks for our 3bd/2ba`s
The Neighborhood:
Watch the beach and boating activity from the comfort of your living room, and of course, from your large private front courtyard (which is great for outdoor dining). The courtyard is covered and walled (with beautiful gardens) on both sides offering a feeling of privacy and unmatched coziness while enjoying the gorgeous full bay and beach views. It also affords front-row seating for the fourth of July Boat Parade and the world-famous Newport Harbor Christmas Boat Parade.
We are in a quieter location on the park beach front with the best views and location in Newport Beach. There is plenty of activity including renting paddle boards and kayaks around the corner to be delivered on the beach in front. No schlepping!! Summer recreation camps available on beach.
Getting Around:
There are plenty of cabs, car rentals, bike rentals, Uber, and Lyft. We are located close to restaurants and shops so there is plenty to walk to. During the summer, the city has a "woody" shuttle that runs on the peninsula. Each Casa has a one car garage that will take a mini van or smaller, but there is plenty of parking close by both metered (pay station) and non-metered.
Other Things to Note:
Bring your fishing poles! The main pier is for fishing and our small dock is for loading/unloading passengers. There are electric and motor boats for rent at the Pavilion. And there`s a great tot lot on our beach.
Parking is not an issue. There is a NO SHARE garage (takes smaller than a minivan) for each Casa with one exception, Casita 216A (LOWER) has a parking space on the right of the building. Medium or smaller car accessed by short driveway on left (may need spotter for backing in if your desire). Space 8 1/2 ft wide 23 deep. There is plenty of metered (by pay station...free at night) and non-metered parking. You can purchase a parking permit from the city (Blue Pole) for Lincoln Nav size vehicle. Must move for street sweeping.

Quiet hours 10PM–8AM. Strictly enforced. Take your group inside.

Interaction with Guests:
Our VIEW Casa's are located beachfront next to one another or in the same duplex building on 19th St. Bay Beach at Marina Park. Our Casita's in back on 20th St. Need more space? Reserve multiple units.
Our office is open 7 DAYS 8am to 8pm. We are also available after hours through email or text.
