Welcome to this stunning two-story, 1200 sq. ft. home, one of two homes in this duplex just a few minutes walk to the beach on the Balboa Peninsula.

Enter from the second-story patio entrance and find yourself in a spacious great room with plenty of comfortable seating, a large TV, a bar, and a dining area. The bar serves as an attractive divider between these two rooms and a beautiful modern kitchen that has everything you need to create meals and snacks for everyone. And there is a grill on the balcony deck for times when meal-making needs to be quick and easy. There is also a queen primary bedroom on this floor. It has a ceiling fan to keep you comfortable, a large TV, and an en-suite bath with a shower/tub combination. The second bedroom - on the first floor - also has a ceiling fan and an en-suite bath that also has a shower/tub combination.

Come enjoy this easy, beautifully appointed home close to everything. It will allow you to spend lots of time enjoying the outdoors and all sorts of water and land activities you may wish to enjoy.

THINGS TO KNOW
Due to the coastal climate, this home is not equipped with air conditioning but does have ceiling fans in each room.
There is an exterior staircase the adjoining unit will use to access the garage from their private rooftop deck that passes this unit's exterior patio and second-floor access door. There is no third-floor or rooftop access for this unit.
Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy and/or parties.
Reservations for this home will not be refunded if canceled within 60 days of arrival.
This unit is one of two in a duplex.

We did not feel it was as described. The furniture is old. When sitting on the chaise lounger, you may hit bottom. The second story patio you enter through is more of a landing. The “bar” is pushed against the wall, and the kitchen is in no way modern. The bedroom on the first floor has no natural lighting and there is no tv in there. It is not beautifully appointed. It does “allow” for lots of outdoor activity because you’ll want to be outside of the condo. The noise-sensitive area is ironic since you are directly on the busy street of Balboa Blvd and anyone walking to or from the bars late at night are very loud. We really didn’t even mind that. It served as entertainment since the WiFi is extremely weak, meaning there isn’t any since they stream, the tv’s didn’t work. We were there for Thanksgiving so, unfortunately, no football and I had to reschedule a zoom meeting. As I said before, the kitchen is not up to date. The refrigerator froze the food because it was set incorrectly (didn’t realize it until the next morning) Knives are old, dull and of no use. The floor was a little dirty.The stove worked well after a bit of an issue. I understand that not everyone wants to cook but it is part of reason a lot people choose a home rental to have that convenience. Vacasa did return all messages very quickly, but most of the issues we came across were not quick fixes. It is very close to beach and restaurants. I hate giving negative reviews. This is my first.

False and misleading property description for a filthy rental

Unfortunately, our stay at this property was far from what we expected based on the listing. Upon arrival, the front pathway was unkempt, with trash scattered and overgrown weeds. The front door was visibly dirty, which set a concerning first impression.While the house initially appeared clean, it quickly became clear that it was not. Towels—both the ones provided and the replacements we requested—had hair on them. We also encountered issues with the accuracy of the listing. It stated the house could sleep six, but there were only two queen beds and a standard couch, which was not a pull-out and was in poor condition. There was no bedding for the couch, and when we raised the issue, we were offered an air mattress without a pump.Noise was another major issue. The listing described the home as being in a “quiet neighborhood for quiet groups,” but it’s located on a busy street with loud traffic and constant noise and disturbances all night. There was also a loud group in the neighboring unit who partied on the shared rooftop deck into the early hours, dragging patio furniture around above the bedroom. When we reached out to the hosts—who advertised that they monitor noise levels—we were simply told to contact the police.Additional cleanliness concerns included a toenail on one of the dining chairs and stained mattress covers. Upon entry the entire unit was 79°, unfortunately I do not think the listing described the unit without AC sufficiently. The fans in the closet provided were so filthy we couldn’t even use them. The entire property was extremely dirty, the floors left our feet black day one and we were swarmed with fruit flies of all shapes and sizes throughout the entire stay. The furniture was hard as a rock and all the chairs at the dining table felt like they would break at any moment upon sitting. We chose this particular location because of its proximity to the beach, unfortunately we didn’t factor in the extremely loud traffic, neighbors partying loudly until 2am and trash thrown on our doorstep from rude foot traffic. We organized our days to be gone for as long as possible but not being able to come back to a clean and cool and comfortable unit for the price we paid was disappointing to say the least.

The location was great and very centrally located. We could walk to beach or to restaurants. However, it was very noisy on weekend nights and hard to sleep. It was clean except for the floors. Location, location, location.

This property was literally steps from the beach and the food scene. Anything you could need was within walking distance. However, patrons leaving the bars walk right by the property and can be a little loud at times. The home was super clean and homey. The family had a ton of fun!

Could not locate frying pan anywhere, but managed. Better coffee maker of any kind would be nice, like a Kurig. Might be time for a deep clean since a few bugs/flys. Outside trash bin area got too full and a bit ripe. TV remote directions/advise would help for the less tech savvy. Value for the rate was still solid in our opinion.

Great Location and Unit; Paper Thin Walls and Ceiling

Great spot. Clean and convenient. We really enjoyed the unit and the privacy of the lower bedroom with en-suite bath. However, should the other rental unit in this duplex be occupied by anyone other than a quiet hermit, be ready to have to tolerate noises. I had to get up at 1:15am to tell the group above that bottom bedroom to pipe down. They had just come home from the bars and and turned on some music. I could make out their words. That’s how thin the flooring/ceiling is. They did pipe down, and I slept fine after that, but it wasn’t pleasant going outside in the rain in my pajamas at that hour when I had to work the next day. The next night was similar sans the musics. Laughter, keys dropping, but it only lasted for ten minutes, but still woke me up as it was as if they were in our own unit. I will not stay here again. Too bad as it’s a great spot.

Good value - you get what you pay for

This is a good value, but here are some details to help you be better informed: Noise: This unit is the street-side unit of a duplex. A lot of the home is updated but the older walls/windows/insulation does not keep out hardly any noise from the road. You hear every pedestrian and motorcycle all day and night. This is not a big issue for the upstairs bedroom, but the downstairs bedroom is right next to the sidewalk and below the other unit. Our neighbors were very quiet and respectful, but you could still hear plenty of noise. I'm not sure what room is above, but it sounds like a kitchen with chairs dragging around the floor constantly. We had a 5 and 3 year old sleeping there and with a sound machine they didn't complain about being unable to sleep. We stayed Tue-Fri nights and the week nights the noise was reasonable. Fri night the noise was very loud and people were walking by all night. There was also a loud base sound coming from a bar/restaurant until about 2am. Flies: When we arrived there were a few flies already in the unit. There are a few windows with screens that you can use to get a small breeze going but the two main doors do not have screens. Another reviewer mentioned that there is A/C but the description said there is none and we did not test to find out. Cleanliness: There is carpet on the stairs and downstairs spaces that is old/stained and needs to be replaced. It didn't smell but collects sand. The upstairs tile is easier to keep clean but you will always feel sand with bare feet. Amenities: The bathrooms, bedrooms, and bedroom furniture are very nice. The bathrooms even have a cool hybrid light/fan that can also double as a blue nightlight or speaker. There were pool towels, some sand toys, but NO BEACH CHAIRS. There were about 6 dishwasher pods but only 2 laundry pods which were not enough. There is a mini fridge in the virtual tour that was not there. TV's and internet were great, the kitchen had everything you would expect. Parking: we fit our minivan in the garage barely. The shop in front always has a car parked along the building which makes it difficult to access the parking spot and garage during business hours. I wish there was a guest book with info about what should be there, info about the surrounding shops/restaurants, house rules, checkout info, appliance instructions, etc. Overall, we enjoyed our stay but next time will opt for something quieter close to Balboa pier.

Close to the beach, on a noisy street

We spent 4 nights here and had a great time at the beach! This unit is a little less expensive than others in the area, but you do get what you pay for. Pros: This unit is a short walk to the beach and having 2 parking spots in Newport Beach is amazing. The kitchen and bathrooms are big and in pretty good shape. 4 beach chairs and beach towels are a nice bonus. Also, the place does have A/C, which is a must. "Coastal" temperatures in Orange County in July and August are hot. You need A/C for sure. Codes on doors and garage door is handy. No keys to worry about. Check in was easy, no issues there. Close to bars and restaurants, which is a pro and a con Cons: The floor seems to have a thin layer of sand that is probably almost impossible to remove from the textured tile floors. You'll feel it for sure on your bare feet. The beds are not very comfortable and while I appreciate a waterproof mattress and pillow cover in a VRBO, they don't help with noise and comfort. The carpet on the stairs and downstairs area is just plain gross. Really needs to be replaced! The unit is part of a larger VRBO, the walls are very thin and those in the downstairs bedroom hear every foot step. The street is very busy and VERY noisy with cars honking, sirens and on the weekend nights, people yelling late into the night. The gnats and flies make it difficult to enjoy the breeze, they congregate in the trash cans just outside the unit. We don't have access to the rooftop deck, so there's limited space to enjoy being outside and no view other than street or the alley. We won't choose to stay here again. But the proximity to the beach and the parking options alone might make it worth it for a serious beach lover!

Nice place

It is right in the heart of stores, beach, and restaurants. If sleeping in the guest room, you will hear very loud traffic sounds all night. We had a problem with someone illegally parking in our carport - blocking us in the garage. But after calling this company, problem was quickly resolved. Fun place to stay if young and like the night life.

A nice two story property located just one block from a clean, family-centered beach and boardwalk. No need to drive or find a parking space while there, which is a MAJOR plus for this unit. Not as well “stocked” with expected essentials as other vrbo’s we’ve stayed at — eg 6 towels for 4 people for a 7 night stay — but we managed. Lower bedroom is beneath an adjacent unit, so expect some walk-around noise. Would stay again, but would bring some additional things.

Great location, clean property

We spent a weekend with our son in this property. The condo was great for us. The location is perfect because you can walk to the beach and lots of restaurants and things to do. I would have given 5 stars if the beds had been more comfortable and the neighbors would have been better behaved. There were neighbors behind us having a party all night. I finally got up in the night and called 911, the party quieted down. That’s not the fault of this property, just a function of being in a vacation spot. We couldn’t figure out how to make the living room tv work, some instructions on that would have been helpful. We didn’t need it much so it wasn’t a big deal for us. Overall, this was a very pleasant rental that met our needs.

Beautiful, needs sound proofed a little better. We could hear the upstairs neighbors whole conversations. Other than that it’s beautiful, loved the short walk to the beach.
