*NOTE: POOL HEAT is OPTIONAL and is NOT INCLUDED in the rates shown on this website. Additional charge of $40 per night (can only be added for the entire stay).
*It is REQUIRED to be requested up to 24 hours prior to check-in date, if requested AFTER check-in there will be an extra $30 connection fee.
*The maximum temperature of the pool is between 90-94°F. We recommend pool heat from October through March, but note that during the winter the water does not heat up to its full capacity, therefore we will not reimburse due to weather conditions, as it is not a mechanical issue.
*GRILL rental: $95 including 1 propane refill and cleaning.
*THIS IS A SELF-CATERING PROPERTY. We only provide welcome amenities FIRST USE ONLY (shampoo, soap, dishwasher soap, sponge, dish soap, toilet paper, paper towel), you may provide your own supplies for the rest of your stay.
– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied.
We use a professional company for washing and sanitizing all linen. Clean sheets and towels will be available in the unit.
Mid-stay cleaning services during your stay can be requested for an additional fee. 1 bath and hand towel per guest, 1 bed sheet and comforter per bed. There is a laundry on-site. We don’t provide extra towels and don’t provide washcloths for sanitary reasons.
*As per Florida Law, we are not allowed to leave food items in the house for guests.
*ADDITIONAL CHARGES:
- $90 - each clogged toilet.
- $500 - smoking (inside and outside).
- $100 - each moved furniture.
- $350 - frozen AC (caused when the thermostat is lower than 72°F).
- If necessary, additional cleaning/trash will be charged.
*We are not responsible for third-party services such as TV/Internet, if there may be an outage in the area, it is not refundable since they are free for guests.
*Games in the game room may be under maintenance and are not refundable, since they are free for guests.

Family Friendly Vacation

We have a large family (9), with kids from 6 years old to 27. The house was the perfect size for all of us. The house was not without its flaws, but nothing that interfered with our vacation and nothing that would stop me from staying again. Bring your patience on a trip to this home. Lots of traffic in the area & some times a back up at the entrance gate (waiting for security to let people in), not a bad thing, just something to remember. Close enough to the parks and shopping for everything to be convenient. We paid for pool heat (March). Well worth the extra cost. The pool was warm enough to truly enjoy it, without being too hot or cold. We would definitely stay again if it was available on a future trip.

Great location, nice neighborhood

We were in town for a competition at ESPN Wide World of Sports. It was a quick drive there and back and the proximity to everything else was perfect. We were disappointed that there were no deck chairs for the pool but the rest of our stay was perfect.

Nice house but TOO WARM TO SLEEP, lack of response from manager to concerns, lack of towels, no ice

House is very nice, decor is beautiful, BUT to be in the Florida heat and not be able to turn the A/C down below 71 (which didn’t feel like 71, more like 75) was uncomfortable. We had to go out and buy fans to help us sleep. So $50 in fans left at the house
messaged property manager and no response for 3days. His response was you can turn it below 71 but we recommend no lower than 70 so the unit doesn’t freeze. I understand that but this modern digital thermostat would not allow us to go lower than 71, which was my reply, and I received no response back. Also, a female from our group was at the house alone one day with her son because he wasn’t feeling well and 3 men just entered the house WITHOUT KNOCKING to fix the refrigerator. She was scared at first! We hadn’t complained about the fridge and had no advance notice these men were coming. They were there for 3hrs and said there was a Freon leak (didn’t speak much English). We thought maybe they were trying to fix the ice maker bc it didn’t work, but after they left, it still didn’t work. Messaged manager about no prior notice of these men coming and no response from him
unacceptable. We could have been at the parks all day and never would have known these men were in the house, with our valuables not locked up. Another negative is the lack of pool/bath towels, NO washcloths, only hand towels. C’mon, go to Walmart and spend $40 on some decent and adequate amount of towels for a house that sleeps 10 people!

Pleasant but with issues

Layout of home is great
4 beds with 4.5 baths. Large community pool and club house, but beware surf simulator is $45 per hour and this isn’t mentioned anywhere. Management company not very responsive the list of issues to many to write here (lipstick on mugs in cabinet, makeup on the wall, blood or some red substance on laundry room door, 2 of 4 hair dryers broken and so on)

Peaceful retreat

The property was great! Very clean and well stocked with all household essentials. One important note, pack your patience when checking into guard gate and when entering the side where the actual property is located, as stated in the property instructions the gate is not mande. You only get a piece off paper to put on your vehicle. However the property was great, no issues

Overall Awesome House

My family & I stayed here for a week and overall it was a great stay. The pool is a little small but hey you still have your own pool. I would say that if I had to be critical I would've liked for the bathrooms to have hooks behind the doors or towel racks. But that's me being overly critical because the house was beautiful. I would stay again.

Got charged wild fees without ever being told about anything. they refused to accommodate us and had the audacity to claim that I was threatening them when I told them I will leave a review, when we got there the water wasn't working at all, the pool which I paid to be heated was cold there was no crib for my baby and when I asked I was told it was a courtesy even though it was in the description. if I could add a picture of the chat i had with the management I would
