The Space:

Soft morning light filters through the curtains as you stretch on a quiet bedroom floor, the scent of fresh coffee drifting from the kitchen. After a day of wandering Disney World or exploring the nearby lakes, you step onto a sun‑warmed patio and hear the gentle ripple of your private heated pool. The house feels both spacious and intimate, a calm retreat that welcomes the laughter of a family and the quiet moments you crave.



Sleeping arrangements

The home sleeps up to 10 guests across four bedrooms and eight beds. Downstairs you’ll find a kids’ bedroom with a shared bathroom, while the master suite offers a private master bathroom. Upstairs hold two additional bedrooms and a second shared bathroom. Bed linens, extra pillows, blankets, and room‑darkening shades are provided for a restful night.



Outdoor living

A fully fenced backyard surrounds the heated pool, giving you privacy and a safe space for children to play. An outdoor dining table and a charcoal BBQ grill let you enjoy meals al fresco, and the open grassy area is perfect for a game of catch or a quiet afternoon nap in the shade.



Kitchen & dining

The full kitchen is equipped with a refrigerator, microwave, stainless steel electric stove, stainless steel oven, and dishwasher. Cooking basics are stocked, and a breakfast nook beside the kitchen offers a cozy spot for morning coffee. A separate dining area provides ample room for family meals.



Living spaces & amenities

The large living area invites you to sink into comfortable seating for movie nights or a quiet break between adventures, with a TV and a themed room adding extra entertainment. Central air conditioning and central heating keep the temperature just right year‑round. An in‑unit washer and dryer make longer stays effortless. Family‑ready touches include a pack ’n play or travel crib, a high chair, children’s dinnerware, books, and toys.

Located in the Lake Berkley community, you have easy access to a shared gym, a community pool, and lakes with walking paths, picnic spots, wildlife viewing, and fishing. The gated entrance adds peace of mind as you come and go. Nearby attractions such as Disney World, SeaWorld, Universal Studios, Medieval Times, and a variety of restaurants are just a short drive away, with Hwy 192 and Walmart close by for convenience.

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
