The Space:

First Floor:

This level features two spacious master bedrooms, one with a king bed and the other with a queen bed, each with an en-suite bathroom. The open-concept living space features a cozy TV lounge, a dining room that accommodates 14, and a fully equipped kitchen with a double refrigerator, double dishwasher, and a 5-seat counter. A laundry area with a washer and dryer is conveniently located next to the entry. The pool area features a half-bath, a dining table, and lounge chairs for relaxation. There is no access to the garage.



Second Floor:

Upstairs, a family room with a TV and seating area offers additional space for relaxation. There are three queen bedrooms, two with attached bathrooms and one sharing a bathroom, as well as two king bedrooms, one with an en-suite bathroom and one sharing a bathroom. A twin-over-queen bunk room with a private bath, and another bedroom with two twin beds and a trundle, completes the layout. All rooms are equipped with a TV for your enjoyment.



Outdoor Oasis:

Step into the beautifully landscaped, fenced pool area, a true retreat with lounge chairs for sunbathing, a BBQ station for outdoor meals, and a heated pool (upon request). Enjoy al fresco dining at the outdoor table or relax on comfortable seating, all under a stylish covered patio. For your convenience, a half bath is located near the pool. The area offers privacy and a serene atmosphere for unwinding.



Additional Amenities:

Enjoy complimentary Wi-Fi, bathroom towels, linens, and pool towels. A full-size washer and dryer are located downstairs. For families, a travel crib and high chair are available upon request. A welcome kit with essential toiletries (toilet paper, shampoo, soap, etc.) is provided for your convenience, but restocking during your stay is not included.



Important Notes:

This property does not include access to the Water Park but does grant access to the clubhouse restaurant, convenience store, and ticket sales.

Security Features: The home is equipped with a Ring camera at the front door and a pool alarm for added safety.



Extra Fees:

- Pet Fee: Pets are welcome for a $150 per pet, per stay fee.

- Pool Heating: Available at $30 per day for the duration of your stay (please request in advance).

- BBQ Fee: $50 per stay, includes propane tank and cleaning.



HOUSE RULES (please read carefully)

-Minimum booking age: Primary guest must be 25+ and may be asked to show ID.

-No smoking: Smoking/vaping is not permitted. $500 fine will be charged to the deposit if violated.

-No parties or events. Only registered guests are allowed on the property.

-Quiet hours: Please keep noise to a minimum after 10:00 PM.

-No food in bedrooms to help prevent pests and stains.

-No glass outdoors (pool/patio areas) for safety.

-Pool safety (strict): Children may not be left unattended at the pool at any time. An adult must supervise children at all times, and no unsupervised children are permitted in or near the pool—ever.

-Plumbing: Only flush toilet paper. Do not flush wipes (even “flushable”), feminine products, or paper towels. Any blockage or damage will be charged to the guest.

-Leave the inflatables outside the pool when you depart.

-Use the BBQ in the grass area at the side, never in the cover/ceiling area, and return it to the original place when you leave.

We are happy you have chosen the best location, near to the Walt Disney World parks (around 6 miles), Universal Orlando and SeaWorld (around 18 miles), surrounded by a variety of restaurants and shopping, world-class golf courses, professional sports facilities and around the center of the major Orlando attractions. This property has easy access to I-4, and US 192.



Just very close outside the community is Orlando Tree Trek Adventure Park Zip line, and Publix Super Market, 7- Eleven, ALDI are more or less 4 miles away.



Getting Around:

COVID-19 Update:

In compliance with local regulations (Governor's Executive Order), gatherings at the property must not exceed the maximum occupancy. Violation of this rule will result in immediate eviction without compensation and may lead to police involvement if reported by neighbors or the HOA. Only registered guests are permitted on the property.



Liability Notice:

All units within the complex are privately owned. The property owners are not responsible for accidents, injuries, or illnesses that occur while on the premises, nor for the loss of personal items. Any lost property not claimed within 24 hours of check-out will not be returned. By accepting this reservation, all guests assume responsibility for any risks associated with their use of the property and its amenities, including any damage caused by invited guests.



Hurricane & Storm Policy:

Refunds will not be provided in the event of a storm or hurricane unless local or state authorities issue a mandatory evacuation order for the area. In the event of such an evacuation, refunds will be issued for unused portions of your stay or any future reservation impacted by the storm warning. This includes refunds for guests who choose to shorten their stay or wish to reschedule after the warning is lifted.
