1) NO smoking or Vaping in the home, violating this rule will result in a $500 fee to de-smoke the house. If you must, please walk outside a bit away from the entrance door and close the door behind you so that smoke doesn’t go inside with wind and properly dispose of cigarette butts afterwards.
2) No food or drinks in the bedrooms. Any stained beddings or damaged items will be charged at retail costs through the booking portal as part of the process.
3) We provide the basic supplies you need as you book our place (e.g. hand soap, toilet paper, coffee, etc.) but further supplies once initial reserve is consumed (especially for long-stay bookings), guests need to be purchased on your own.
4) Unless authorized in advance, check-in is anytime after 4 pm, and check-out is 11 am.
**Early Check-ins & Late Check-outs**: If you`d like an early check-in and/or late check-out, please let us know at least 24hrs in advance. Please note that there is an early check in / late check out fee to be paid via the booking platform

5) We ONLY allow non-shedding pets. If you are bringing a pet, please let us know in advance.
Guests get their own dog bed & bowls. Any pet feces outside should be picked up immediately and disposed of responsibly.
Strictly no pets on any furniture. If pet hairs/shedding found on bedding, it will be discarded for hygiene reasons and guests will be charged retail cost of the bedding
Guests agree to pay for any damage (to furniture/wood/wall etc.) by their pets.
6) Any parties or excessive noise causing neighbours to complain will result in us asking you to leave without a refund for your stay—no more than the number of guests mentioned in the reservation should be at the property at any time. Any unauthorized guests will be charged an extra $75/guest/night.
7) Quiet Hours: 10 PM-8 AM. Please keep noise to an optimal level during the quiet hours.
8) The cleaning that you pay for is to clean the home prior to your stay. On check out, if the space is excessively dirty, stained linens/towels, etc. you may be charged an additional cleaning fee - the price depends on how long it takes to clean up after you. We don`t expect you to scrub the home but pick up your trash and put everything where you found it!
9) No shoes in the home. Please take them off at the front.
10) Do not wash hair down the drain.
11) Any cleaning issues or matters must be reported within a reasonable time of check-in so that we can help resolve any issues you may have.
12) Respectful and friendly vocabulary is required by both parties. Your reservation will be cancelled with no refund if you use profanity or threaten any of our staff.
13) By booking you agree not to hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas.
*For stays longer than 14 days, it may be necessary for us to conduct a routine inspection of the unit, which typically takes 30-45 minutes. We will provide 24 hours` notice prior to the inspection, except in cases of emergency when the maintenance team needs to access the unit, in which case a shorter notice may be provided regardless of the length of stay.
HOUSE RULES:
• No smoking allowed. By booking, you agree that violating the smoking rule you automatically forfeit your security deposit (if any), and an additional $500 charge will be applied for professional deep cleaning and `de-smoking` of the house/unit.
• Parties / events, lack of decorum and disruptive noise will not be tolerated.
• Guests are not allowed to exceed the agreed upon occupancy limit in the reservation. Any unregistered visitors will be charged $50/person/night for the full reservation.
• Neighborhood quiet hours are strictly enforced from 10PM-8AM.
• If the neighbors are disturbed, host reserves the right to ask the tenant to vacate the premises with no refund.
• Maximum occupancy cannot be exceeded at any time
• Pets are welcome (only if included in reservation), however
o Strictly no pets on any furniture. $200 deep cleaning fee for violating house rule.
