Beautifully furnished home located in Overland Park. Plenty of space and world class beds. A great place to serve as a base camp while visiting our city.



The Space:

This space was designed for comfort and ease, where you'll notice we've done our best to provide a homey experience for our guests. We aim to please with cleanliness and convenience, and always welcome feedback to improve the home even more.



Inside you will find a cozy living room and dining area. Prepare meals in the fully stocked kitchen with modern appliances. The cozy living space will seat you and your guests comfortably---equipped with a large TV, designed for the perfect movie night!



On the main floor, you'll find THREE cozy QUEEN bedrooms, each outfitted with plush linens to ensure a restful night's sleep. For additional guests, a queen air mattress is available, as well as a pack 'n play for the little ones.



There are two full bathrooms conveniently located for your use during your stay.

The fourth bedroom is located in the basement and comes with a KING bed for a restful stay. In addition, the basement features a full-size pool table for some fun, along with a 65-inch Smart TV for your entertainment.

It's a great spot for relaxation, but please note that the basement may not be the best choice for guests with mobility concerns.

As you wake in the morning you can enjoy the peaceful outdoors with a cup of coffee! This neighborhood is nice and quiet! Early morning jog??Stepping off the patio you'll have the sidewalk hit your feet and a large neighborhood to get your steps in!



Our property features TVs in every bedroom, so you can enjoy entertainment throughout your stay. The yard is large and spacious, providing plenty of room for relaxation and outdoor activities, though please note it is not fenced. We are also pet-friendly, so feel free to bring your furry friends along to enjoy the space with you!



Parking is convenient with a 1-car garage and a 2-car driveway available for your use. Additional street parking is also available on either side of the property.



This is a family neighborhood and full courtesy is extended to surrounding residents by strict adherence to quiet time between 10:00pm-8:00am as well as no parties or large gatherings permitted.

Guest Access:

Our guests will have access to the entire home. You'll also have a washer and dryer at your disposal. Entry is a keypad lock on the front door.



The Neighborhood:

Safe and family friendly neighborhood. Close to everything! Restaurants, groceries stores, coffee shops, shopping, parks and all major highways!



Getting Around:

The neighborhood is walkable. Most other areas require a short drive. Uber/Lyft is also very accessible.Easy to get to major roads and highways for day trips, etc. Our home is only minutes away from local attractions.

HOUSE RULES:

- Please enter the accurate number of guests that will be arriving. You will be fined for bringing more guests than booked.

-No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $500 fine if these rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 8:00am.



LOCAL GUESTS - please send us a message before booking. We cannot host local guests without prior authorization or preapproval. We have the right to decline/refuse a reservation if appropriate prescreening process is not completed.



Interaction with Guests:

You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
