Our home is PERFECT for getting your favorite people together to celebrate and have good times! We totally encourage socializing dinner-type parties, Birthdays, Celebrations with Friends, Family, Business Colleagues, Reunions, Bachelors and Bachelorettes, Private Chef Dinners, etc.

We just kindly ask you to please be respectful of our home, owners, and our neighbors where you understand and agree to normal private home rules:
• Verify that everyone in your group has seen the floor plan of the home, and understands its layout, its design, furniture, and size. Depending on the number of people occupying the home, it is important that everybody in the guest party agree on the floor plan and bed set-up so there is no confusion upon arrival. Everyone understands that if anyone wants more privacy or additional rooms that these can be booked at nearby homes or hotels at their own expense. There are no refunds for the home not being large enough, early check-outs, or shorter stay than agreed to in the reservation.
• Please note this is a private home, not a hotel, so please treat it like it was your home. We put a lot of love and hard work into making the home as nice and comfortable. Please treat it as such. We want to keep this space pristine for years to come.
• This is our private home and we want our home to remain private, so please be respectful/discreet as you are a "Special Invited Guest of Owners" Ann & Lars
• Home offered was based on availability, number of guests, and desired dates. Occupancy day or night is only for the number of guests agreed to in reservation.
• Correct estimate number of guests should be listed in reservation inquiries prior to booking and no other non-registered guests are allowed at home other than the ones reserved.
• Home is for registered guests only and any additional guests or visitors must get prior approval by the host 7 days prior to arrival and any extra per person fee in the listing may be applicable.
• We would like our home to be your sanctuary for relaxation with your friends, family, or business colleagues, family reunions, private chef dinners, birthdays, bachelor or bachelorette socializing, and such.
• Important is to keep all late-night partying or parties out on the town and not in our home as well as no "after parties" at home after a night out on town.
• Honor system must prevail! If you break or damage something, please replace it and let us know.
• Please keep the exterior door, and windows closed at all times to optimize air conditioning and to keep any bugs out.
• You can play music inside with closed doors and windows, we just ask you to be respectful of our neighbors and no music speakers outside. Outside shall be completely quiet after 10 pm.
* To not disturb any neighbors, motorcycles, scooters, sling-shots other loud rentals are not allowed near our home. Also, note Trailers, Commercial vehicles, or RVs are not allowed to be parked anywhere in the community.
• Please no smoking inside, no pets, no drugs, no marijuana, no weapons, no prostitution activities, and no filming or recording of adult material (inside or outside of the home).
• Please do not sit on any in-home sofa/chair furniture with wet bathing suits and please do not hang wet towels over any pieces of furniture, and do not take any towels, linens, or other items from home.
• Please do not disturb the peace or comfort of surrounding neighbors, or indulge in any disruptive behaviors, foul language, yelling, shouting, loud music, or loud parties.
• Since we often host celebrities and famous social media influencers, we have to protect the privacy/security of all our guests, we, therefore, do not give out exact unit/home numbers until arrival day when the home is ready for check-in (just like all resorts worldwide). This is also a reason for everyone’s safety we have 24 hour exterior security cameras onsite and noise alarm.
• Normal check-in is at 5 pm and check-out is at 11 am. We always try to be flexible on check-in and check-out times, but it all depends on previous/arriving guests, cleaning, and maintenance schedules. We hope you understand. Please let us know your approximate arrival time as soon as you know. And the day before arrival please email/message us to confirm your approximate arrival time again in case something has changed. This is a private unit/home and we often have prior guests checking out or personal items stored that need to be moved out the same day you are arriving so please do not just show up and expect to be checked in. Please make sure you Text/SMS us when you land or 60 minutes prior to your arrival. At that time you will get the unit/home number and full address of the home where we will personally check you in.
• Tenants/guests need to inquire before making the reservation as we need to know the number of occupants and the reason for the trip (business/work-at-home or celebration) prior to being accepted.
• Owners/agents/management are not responsible for any accidents, injuries, or illness while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
• Agent/owners/management are not responsible for the loss of personal belongings or valuables of the guest.
• We are advertising for 6+ month tenants and any lease is considered min 6 months, for anything shorter visit than 6 months you are considered an invited guest of the owner.
• Since our reputation means everything to us, for all guests new to Airbnb-, not many prior 5-star host reviews-, booking last minute within 1 week of arrival, or close to max occupancy (more than 50% of max), or adding extra persons after a reservation has been made, sometimes this means guests are not sure what kind of home/size home is being reserved or trying to pack in people or some guests request or stay shorter stays than the rest of group (to save some money), this usually is a higher risk reservation for hosts and therefore we require an occupancy agreement signed waiving your right to make any negative claim/review on our home as our reputation means everything to us.
• We need a visitor’s agreement signed/submitted online that you and your guests understand these simple home rules, and that they are adhered to, and we reserve the right to ask all occupants to leave the premises, without a refund for any unused nights if home rules are not followed. Please, please don't make us do this.
• Unit/home number and Address in the listing are NOT the address/location of our unit/home – it is to our workspace/office/base where we sometimes meet guests arriving early if/when any early service is needed (inquire for more info). Please know we often have celebrities and famous social media influencers staying with us where security and privacy are extra important. This is the reason why we do not list our unit/home/numbers/address in the listing because we need to protect the privacy of all of our in-home guests and for the security of our home. We have learned from previous experiences that early arrivals such as after an early/red-eye flight or after an early cruise arrival, which often can be as early as 6 or 7 am, where arriving guests would knock on doors, peek through windows, or wake up disturbing in-home guests who have not yet checked out. We are sure that you would not like this to happen to you. Additionally, we do not wish to have guests trying to do preview tours before their stay or arrive earlier without prior notice which could disturb in-home guests/owners/cleaning persons. Additionally please know it is a worldwide standard for resorts to not give out unit/home numbers until the home has been cleaned and is completely ready for check-in t
