Beautifully decorated luxury beach house located only 3 blocks from the beach! Relax at Sunset Retreat after a serene day at the beach or an exhilarating day at local attractions! On the quiet side of Panama City Beach but close to everything! This spacious 3 bedroom, 2 bath home comfortably fits 10 guests, and we provide a beach wagon, umbrella, and chairs to enhance your day at the beach. Bikers can safely park their motorcycles in the garage. There is room for small boat parking on the yard for guests wanting to use the local boat ramp access.

Sunset Retreat is only a 5-10 min drive from attractions such as St. Andrews State Park, Shipwreck Island Waterpark, Wonderworks, ZooWorld Zoological Park, Ripley's Believe It or Not, and Coconut Creek Family Fun Park. Also, Busters Beer & Bait is close for local food and fun!

IMPORTANT: A SIGNED RENTAL AGREEMENT VIA EMAIL OR MESSAGE IS REQUIRED UPON BOOKING.

AGE REQUIREMENT, NO PARTIES, and NO DRUGS:
The booking guest must be 25 or older and must stay the duration of the period. We may consider younger guests on a case-by-case basis. Guests who book under false pretenses will be fined $500 and required to leave without refund.
If a party occurs or there is evidence of illegal drug use, the police will be called, the guests will be fined $500, and the reservation will be cancelled without refund.

NO SMOKING OR VAPING INSIDE:
No smoking or vaping inside the house or the garage. Guests are welcome to smoke outside the house, but must dispose of any smoking-related trash in the proper receptacles.

ENTRY:
Upon receipt of the booking guest's government-issued ID, we will message the door code for the electronic key pad.

PETS:
2 dogs up to 50 pounds are allowed (Please inquire about bigger dogs). No aggressive breeds. Please communicate with the hosts about what breeds will be accompanying the guests. $135 pet fee per dog. Emotional support animals are not service animals and will be charged the pet fee.

IMPORTANT: PLEASE KEEP ALL DOGS OFF THE FUNITURE. DOGS MUST ACCOMPANY THE GUESTS AT ALL TIMES OR BE CRATED.

Although the backyard is fully fenced, there are occasional sand spurs that might hurt doggy paws. We highly recommend walking the dogs in the front.

BEDROOMS:
Smart TV in each bedroom. The Master bedroom boasts a king bed, ceiling fan, attached en-suite bathroom, and closet. The 2nd bedroom has a queen bed, ceiling fan, and closet. 3rd bedroom has a twin over full bunk bed with a pull out full floor mattress. We also provide a queen air mattress for the living room if desired.

INTERNET:
Complimentary High Speed Wireless Internet.
USB equipped electrical outlets located throughout the house

KITCHEN:
Full Kitchen with stove, microwave, refrigerator, dishwasher, blender/food processer, crock pot, toaster, electric hand mixer, Brita water filter, pots, pans, cups, mugs, plates, utensils, drip/pod Keurig coffee maker, and more. Dining table seats 6 with 4 additional seats at the breakfast bar.

LAUNDRY:
Complimentary full size washer and dryer, drying rack for swimsuits, and two laundry hampers (one for clean clothes, one for dirty clothes) are provided in the garage. Ironing board and iron are located in the master bedroom. Two pods of laundry detergent are provided per stay.

BATHROOMS:
Each bathroom is stocked with 4 bath towels, 4 washcloths, 2 hand towels, 2 black makeup towels, and 1 bath floor mat towel. Bathroom amenities include 1 roll of toilet paper, 1 shampoo, 1 conditioner, 1 bar of soap, 1 body wash, 1 lotion, 1 hair drier, cotton balls, and Q-tips.

THERMOSTAT:
The thermostat is located in the dining room. Temperature cannot be set below 70 degrees in order to prevent damaging the air conditioning unit.

AMENITIES:
We provide guests with start-up supplies including: 1 paper towel roll in kitchen, 1 toilet paper roll in each bathroom, 1 trash bag, 2 pods for dishwasher, liquid dish soap, 1 sponge for washing dishes, and 2 laundry detergent pods (good for 2 loads). Purchase of additional items is highly encouraged in case the initial supply runs out.

Guests are expected to clean the sand off the beach amenities within reason before checkout

GRILL:
A gas grill is in the backyard porch with complimentary propane.

OUTDOOR:
Relax on the porch with table and chairs for four. An outdoor hose makes rinsing off easier after enjoying the pristine white sand on the Gulf.

TRASH:
Trash is picked up every Tuesday and Friday. Please feel free to carry trash into the outdoor trash can at any time.

CLEANING SUPPLIES:
Maintaining a good level of cleanliness will make your checkout process easier as well as maintain the ambiance of this restful home. To assist you, in the garage we have provided a broom and dustbin, vacuum, and an assortment of cleaning chemicals.

SECURITY:
1 Ring floodlight camera outdoors facing the driveway and front door. NO indoor cameras

CHILD FRIENDLY AMENITIES:
2 step stools, 2 portable toddler potties, anti-slip shower mats, and a high chair.

ELDERLY FRIENDLY ACCESSIBILITY
The master bedroom shower has a built-in bench with a low step shower base for easy entry and exit. Luggage racks are also provided in each closet.

REFUNDS:
We do not offer refunds for weather, weather related issues, or natural disasters unless a mandatory evacuation notice is given by the government. We adhere strictly to our cancellation policy, and we highly encourage guests to purchase travel insurance to protect themselves from unforeseen circumstances.
