Bluff`s Charm lake home on Keuka Lake

Bluff's Charm is a cozy spot on Keuka Lake's east side, in the East Bluff neighborhood, just minutes from the Village of Penn Yan. This lake home is on a large lot, has 170' of private lakefrontage (which is hard to come by on Keuka Lake!), making it a great home to vacation in if you like a bit of quiet and privacy around you. The lakefront has a lovely pebble beach area, cabana, and a permanent dock along with a firepit down on the lake.



Bluff's Charm is a one story home with a large wrap around deck, a wonderful place to sit and watch the water, catch sunrises/sunsets, or do some bird watching. The house sits down from the main road and the parking area, which can accommodate up to 3 cars. The house is accessed, from the parking area, by several flights of stairs.

As you walk in the front door, you'll enter the open main living area with plenty of windows and patio doors looking out over the lake. The kitchen is a comfortable space, fully stocked with cookware and dinnerware. The Dining and Living areas are comfortably furnished with views of the lake (The fireplace/woodstove in the living room is not useable). There is a full bath (tub/shower) and laundry located off of the kitchen area



From the main living area, you can access the hallway leading to the 3 bedrooms. The Master bedroom is at the end of the hall with a king size bed. A full bath is located beside the master bedroom and has a tub/shower. Bedroom two is just down the hall and has a Twin over Full bunk bed. Bedroom 3 is at the opposite end of the hall and has a Full size bed.



You can find outdoor furniture on the deck surrounding the house, and going down the flights of stairs to the lake, you'll find a wonderful little cabana. This cabana is the quaint original cottage and has windows that open to the lake and lounge furniture. If you're looking for a spot to relax and get out of the sun for a few minutes, you're going to love the cabana. On the yard area outside of the cabana, you'll find a firepit on the lake shore for roasting those toasty marshmallows.



The pebble beach area extends out from the yard, along the shoreline and there is a private permanent dock for guest use, along with a kayak and a canoe. With over 150' of private shoreline/lakefront, Bluff's Charm is an absolute gem for privacy on the lake during your vacation and plenty of room to enjoy the lake.

**We ask that renters to be over the age of 25. By booking you agree with this policy and comply with the request that the renting party is over the age of 25.
**ABSOLUTELY NO pets or animals allowed at any time. Any guest found to be in violation of our pet policy will be asked to leave and/or charged an additional cleaning fee.
**No parties allowed at any time.
**Smoking prohibited.
**Guest must comply with maximum occupancy at all times. No Exceptions. Only 7 guests allowed at any time.
**Parking for 3 vehicles only.

**Guests are asked to initial a rental waiver, sent via email, immediately after booking

**DOCK USEAGE:
A permanent dock is provided, you are solely responsible for ensuring docks, and/or mooring facilities are adequate if guest brings or rents watercraft/boat.
Guest assumes all liability for use of the dock and assumes responsibility and liability for damages done to the dock, or their boat, during their stay.... whether the damage is done by their watercraft or the guest themselves.

**Seasonal amenities: kayaks and some outdoor furniture are available seasonally and are available for use from mid-May to October
