Please take note of the following important information for a smooth stay:

Parking: There is no secured parking available. Guests may park along Wellington Street, directly outside the unit, where ample street parking is available.

Open-Plan Bedroom: The bedroom has a large opening to the main living area and does not have a physical door, enhancing the open, loft-like feel.

Dining Area: The main `dining area` is located on the private balcony.

Drying Facilities: Paid communal dryer located on the lower level, plus an outdoor clothesline available for use.
• AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

• CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

• COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

• CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.

• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.

• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.

• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.

• DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.

• DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.Depending on severity and cost, we reserve the right to charge you an applicable fee for reimbursement and/or compensation.

• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.

• EXTRA CLEANING CHARGES: Extra charges will apply if the property is not left in an acceptable condition at check-out or if additional beds, bedding or linen are used.

• EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.

• FURNITURE: Please do not move any large furniture inside the property. Chairs and smaller furniture must be shifted back to their original location upon departure.

If you are a Perth local and would like to collect your item(s) in person, we will get back to you with a time and date that is suitable for you to collect in Osborne Park – please note that we are not always available to attend (due to meetings and out of office appointments) to this same day and you will be issued with a suitable date/time for collection.

First, we will start with the accommodation, it was described as Lux.The unit is a typical mid 1900s Mosman Park build. By itself is not Lux it has a few paintings added and wall trimmings. Other issues are the shower doesn't drain properly wetting dry areas. The small mobile mirror inadequate for putting on makeup and the large mirror in the bedroom is in the dark place. My understanding of the term BnB means bed and breakfast provision of tea and coffee only does not fit that description. There is a folder that should provide information of services in the area however it is empty.Stayz involvement to begin there was a pending financial transaction of my credit card that was left for so long when an attempt to draw money the bank froze my card. However, that was least of our problems. When we arrived, we had no problems collecting the key however information to the building was not up to date. After we were able to work out how to enter the building's main door by using the fob we were able to take half of our luggage upstairs and place it in the unit. We went downstairs to collect the rest of our luggage and when we went to re-enter the fob would not work. We contacted Stayz several times regarding this issue and a replacement fob was finally made available to us 24 HOURS later. If it had not been for two generous tenants who lent us their fob we would have spent the night in the car. Do you think we had a Lux Stress Free stay?
