Complete with modern appliances, you have everything you need to prepare delicious beach treats and homemade meals. Then, once mealtime is over, gather around the TV for some movie time before heading to the beach for a refreshing splash. The condo also comes equipped with central air-conditioning to keep you nice and comfortable as well as an on-site washer/dryer.

All guests shall abide by the good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.

No smoking is permitted anywhere on the premises.

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

The location and the condo overall were beautiful and we liked how well furnished the place was. We loved that it was right on the beach. The bathrooms were large and felt luxurious. We had only a couple things that we felt could be improved. One, the coverlet on the master bed was thin and since the weather was cold, it would’ve nice to have some extra blankets. Also, we would’ve liked to have some basic kitchen items provided like coffee filters, cooking oil, aluminum foil, etc. We would stay again, however, because it was overall a great value.

Fantastic location

My family and I had a great experience vacationing here over the last few days. We saw lots of fireworks from the beach. The location is easy access to the water, with ocean views from the balcony. Very spacious rooms. The master shower is huge! I would advise stopping at the grocery store and stocking up because there’s only a small mom and pop shop in town and the prices are a lot higher than a bigger grocery store. There is a Dollar General Market a few miles toward Port St Joe where we got the things we forgot at Walmart. There’s not many restaurants in town, but have many food trucks. You won’t starve, haha! Unit #6 came with fully stocked cookware and appliances, 2 hair dryers, 1 flat iron, ironing board and iron, stacked washer and dryer, a beach umbrella, 2 beach chairs, pump for water inflatables, and a tv in the living room and master bedroom. The beds are super comfy! Parking can be a little tricky since there’s no assigned spaces and the lot is under the complex (it’s on stilts). The pool is more of a lounge pool for the adults, but it is GREAT for little ones. I think the max depth was 4.5 feet.

Great location, beach access nearly right out your door. Good view. Within walking distance to Forgotten Coast brewery, some food trucks and Mango Marelys, Shell shack and the general store. Unit was very clean. I would definitely rent again.

Great location, elevator wasn't working

Very clean, right on the beach, "smallish" view of the beach, great to have a crockpot and blender in the kitchen. Unfortunately the elevator wasn't working during our stay and there were a few tiny ants in the kitchen. Perhaps the kitchen wasn't completely clean and that attracted them?

Girls Trip

My friend and I enjoyed the property. It was perfect for our short beach stay. Just steps from the beach and had everything we needed. Very comfortable beds! Be warned the master king bed is very high. I, being a senior woman, had to use a stool to get on the bed! But once we laughed through my first attempt, I figured out a process! We had a great time! I would definitely stay here again!

First time staying here. Really enjoyed it! Beautiful condo. Had all the amenities we wanted, especially the kitchen. When entering the condo it was very overwhelmingly fragranced like trying to cover up a smell, some pieces of hair left in the bathrooms and missed sand on the floor, but that was nothing major. When communicating it’s through an agency and unfortunately you talk to different people each time, instead of directly one/two people. Only downfall but other than that, would come back! Location is great and view was beautiful.

Great location. Condo is very spacious and bathrooms were nice. General store and seafood market across the street and easy walk. Condo has great lighting in parking garage and carts to take luggage up. Beach is only few steps away. Will be returning! Thanks for a great week.

Quick beach access

We really enjoyed our stay here and have already rebooked for the fall. Our room had quick access to the stairs and there was also and elevator. The only negative was the construction next door, which couldn't be helped. Great place.
