Royal Palm Villas offers a blend of indoor and outdoor living with breathtaking views of the turquoise waters of Chalk Sound. It offers comfortable accommodation for up to 6 guests.

It features 2 bedrooms with king-size beds and a pull-out sofa bed in the living room. The villa has 2 bathrooms with walk-in showers and also an outdoor shower off the master bathroom.

Fully equipped kitchen with dishwasher, expansive pool area, fire pit, BBQ area with grill, free full-speed internet and wifi, cable TV, washer/dryer, towels, linens, and fully air-conditioned indoor areas. The master bedroom upstairs has access to both a front balcony and back deck where you can sit and enjoy sunrises and sunsets. The second bedroom on the main floor has its own private balcony and access to the upstairs balcony.

It is just 2-5 minutes drive away from Sapodilla Beach and Taylor Bay, both with their magnificent white, sandy beach and turquoise water. A rental car is recommended, as you are staying in a quiet residential community, but within a ten-minute drive, you can be in the heart of Grace Bay with its award-winning sandy beaches, bars and restaurants, and a wide array of shops.

Beautiful views are a wow at this house! The outdoor living space is incredible. The gate to access the home helped us feel safer in this quiet, safe neighborhood. The beds are very comfortable and the kitchen is well stocked. Wesley, Tatum & Jerry have thought of everything to help you feel relaxed and at home. When the dishwasher didn't work, it was replaced within a couple of days, which is a challenge on the island. When the propane gas was empty for the fire pit & gas grill, it was replaced the next day. This house was the perfect home for our family of 4 as we enjoyed Provo.

This property was beautiful. We LOVED the upstairs bedroom and views. The beds and bedding were clean and comfortable. Our family enjoyed the pool area, grill and our door fire pit area. The house had beach chairs, umbrellas, and coolers for us to bring to the beach- which was very helpful for all our beach days. The house was fully stocked with everything we needed. Great wine glasses and coffee cups. We loved the two beaches right down the road and we had a car—so we were able travel all around the island.

Overall our entire experience was amazing. For the price this place is incredible and the hosts were great, however, be sure you message them on Whatsapp as they were slow to respond on Vrbo, but they left their numbers on the fridge to reach out at anytime. The location is super chill with not a ton of people nearby and it's just a short drive to numerous beaches. The villa is super clean, updated, modern, and is packed with a ton of things like sunscreen, pool toys, water sport items, beach towels, etc. so nice to have all of these things during your stay!

Royal Palms villa was absolutely perfect for our small family and we will certainly be back! Enough space to spread out and the amenities were perfect. The firepit and pool were wonderful, the beds comfortable, the private dock was great to watch a sunrise (or two) on, and the privacy was wonderful. Added bonus the home had Sonos speakers through both inside an out which made out time outside even more fun. Highly recommend this home if looking for a rental for a small group!

Family Spring Break

The villa was beautiful, just as depicted in the photos - even more spacious than expected. It is in a very peaceful location, but note it is not close to restaurants or Grace Bay. We split the trip between here and Grace Bay, so the balance was perfect. We ran out of dishwasher detergent and there was no washer/dryer detergent. We messaged the host, and they delivered supplies within one hour. Overall, we were very pleased with our stay.

Must Read Before Booking - Great Location & Views

Hello, The property and pictures were exactly as listed. The property and the location were great. If you have any problems with anything at the property please note the previous reviews are true, you will not hear from the owners. Our last night we came home and the A/C wasn't working, never heard anything from them that night or the next day. I got a response from them when I was already home, a day after we checked out, just thanking me for the messages and the stay. They never acknowledged my messages about the A/C being broke. If you don't have a problem, they will respond to you. I had reached out asking for a late checkout, but they had someone coming in right after us, which I understand. They responded to that message within 4 hours. Other reviews had stated the place was full of bugs and roaches. That was a huge concern of ours and we reached out to the owners a month before our arrival. They told us that they have pest control, and everything is under control. When we arrived we went to the store and bought Raid Ant & Roach spray, and we sprayed the lower floor. There wasn't any evidence of bugs or roaches, but we did it to be safe. Glad we did this as every other day we woke up to a dead roach. I would suggest doing this just to be sure.Also, when booking you will want to know the whole upstairs/second level is the main suite bedroom and bathroom, a long with all the patios that have the views. If you are going with another couple it's important to know this.

Cockroach infested beauty (beware the night)

Lovely home but roach infestation marred vacation. Owners were not helpful - responsiveness was poor and followed through to address the issue was a fail. We lost an entire day of exploring the island as the owner promised pest control service arrival that left us waiting on site for an ultimate no show. On day of departure both their cleaner and landscaper arrived at the home well before checkout time and once again our experience was marred, in this case in our ability to enjoy the home/pool before our departure. My family has vacationed throughout the Caribbean and lived in Hawaii so we are familiar with pests that go along with tropical climates. This wasn’t that. Literally multiple incidents or low light/dark instances of roaches crawling on or immediately around us. The home appeared clean but the infestation was such that it needed to be treated and simply put the owners just ignored the issue and seemed to be uncaring as to the impact on this anniversary trip. On the low annoyance side, the dishwasher was non-functional and when I asked about it I got zero response from the owner. Easy to overcome but another example of ownership that doesn’t look after the property or the guests during the stay. Most disappointing VRBO experience we’ve had. Skip this property, not island.

Birthday Trip

I stayed at this villa from 5-15-5/19. When we first walked in, the house was at approximately 89+ degrees. Central Air took almost an entire day to kick in. Messaged the host about this and they kind of took their time to reply. I advised him I no longer needed his assistance at this point. Friday we tried to use the grill, however was unable to turn on and it was filled with flies. No response or apologize from host regarding this. Bugs and lizards are very present at this villa so beware. Last day we finally got the dishwasher to work but once started I realized there were bugs crawling inside the dishwasher. Overall the villas is beautiful with an amazing view on the second floor. Wi-Fi & Surround system throughout the house is amazing.

No WiFi

We checked in with no WiFi. Host didn’t respond. The number on the bottom of Vrbo is out of service. Had to text the app wait on people to respond. I had to get the number from the Vrbo for the owner! He left no contact number to call him. He didn’t respond to no messages I sent. We was there for all Friday and half of Saturday no WiFi. When I asked about compensation for those 2 days. He said let him fix the problem then we will talk about it. I never heard anything back from him. He fixed the WiFi but no I’m sorry for ur inconvenience nothing. I asked back in January to use the fire pit. He said yes. That’s all I asked for access to. It didn’t work. He sent someone out to check it had no gas. He said he would come back to fix it. We was there a whole nother 2 days. He never came back. My trip was in April. Then he told me it worked last week for the people before. So since they used it my over $3000 payment was void I guess. Picture kept falling off wall. Patio furniture was blowing everywhere n needed to be sprayed down! If u have a chef there is only the table outside to seat and eat at! The gate situation was a little difficult but we figured it out!

Perfect property for 2 couples. Upstairs views, porches overlooking Chalk Sound and outdoor shower make the upstairs the superior spot in the home. Perfect of kids are the other couple downstairs. Very nice pool, well equipped kitchen, very clean and modern. Very quiet, very few cars go this far North, occasional plan noise but not at all bothersome.

Overall we enjoyed our stay, there were many fine details that the hosts had included in the home from games to Sonos speakers throughout that made it feel like home. My only complaint would be that the upstairs AC does not have enough power to cool the room during the day - it was functional and blowing somewhat cold air but it just could not keep up with the amount of heat up there. It was set for 73 but typically was reading 77-80 on the thermostat as an actual temperature from 10am to 10pm. At night after sunset it would cool down to around 75-76; the lowest it got was 74 just before sunrise. We messaged the host but never heard back so we ended up sleeping downstairs.

Wonderful stay

The accommodations were fabulous! We were away from the crowds and close to the beaches. The home was very clean and just as described on VRBO. The only thing I would say is that do not expect to hear from Tatum and Wes. We tried numerous times before and during our stay to make contact with no response. Hospitality is a zero.

We had a fantastic eight-night stay. The villa was clean, well decorated and comfortable with a nice view of Chalk Sound. The host was very responsive. Anniversary stay

Spent a wonderful 3 days in this beautiful home. The privacy and quiet was so refreshing after a very busy work trip. The house was sparkling clean and very well appointed with tasteful furnishings. It was our 23rd wedding anniversary and will go down as one of the best. We highly recommend this gorgeous home!
