The space
Welcome to our luxury farm house in a picturesque setting with lush greenery. Perfect for all types of gatherings including weddings, family get-togethers, corporate events and special celebrations. With ample indoor and outdoor space including large lawned areas the property lends itself to various activities and occasions. The natural surroundings of the woodland will provide a picturesque backdrop for that perfect photograph to capture the memory of your special occasion. For corporate and team building events the outdoor space can be used for a number of activities including amidst nature.
Birthdays can be celebrated in a unique and memorable way with the option for outdoor games, picnics, or even a bonfire under the stars.
Our property can host up to 12 people comfortably overnight and 14 with use of sofa beds.

Our driveway has enough space to park 6 cars.
The rear of the property has a beautiful conservatory with a piano which adds a touch elegance.

Bedroom 1 - Experience pure luxury in a spacious king-size bed and a private en-suite bathroom with the views of a beautiful garden area.
Bedroom 2 -
is equipped with the King size bed for the ultimate comfort.
Bedroom 3 & 4 - Twin rooms, each equipped with two comfortable single beds; perfect for children or young adults.
Bedroom 5 & 6 â Each has a comfortable double bed with views of the surrounding gardens.
2.5 bathrooms: Our fully fitted 2.5 bathrooms are elegantly and stylishly designed providing luxury.
Living Areas:
Step into a large bright and comfortable living area with a cosy gas fire that creates a warm and welcoming feeling. In fact there are two separate living areas both equipped with televisions for your entertainment.
What makes these areas even more special is their child-friendly design. We have stocked them with a variety of books, board games and a childrenâs table and chairs that creates an amazing space in which children can play and learn.
Kitchen:
The kitchen is beautifully designed and fully equipped with all the necessary amenities. It has a large island that can seat up to six people. Additionally, we have a dining area that can comfortably accommodate six people, providing a great space for enjoyable meals together.
Outdoors:
Our gardens are spacious and perfect for enjoying the outdoors. You can relax in the outdoor seating area and take in the beautiful views of the woodlands and garden. We also have a barbecue area for dining under the stars. The gardens are versatile and can be used for playing games, hosting intimate weddings, birthday celebrations, corporate meetings and more. It is filled with chairs, swings, a cosy fire and an oven. Gather your family and enjoy toasting marshmallows by the fire, creating treasured memories together. This magical hideaway is where warmth, laughter, and delicious treats come together for unforgettable moments.

Train station: NEW PUDSEY - Owlcotes Ln, Pudsey is just a 5 mins drive from the property.
Bus stop: Bus stop right outside on the main road which allows access to Leeds centre or Pudsey Town Centre.

Guests can access the entire property including the huge gardens.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
