You can expect to arrive to a fresh, clean, modern, and well kept condo. With 3 Roku smart TVs: Iiving room, master bedroom and guest bedroom. King beds in BOTH bedrooms with 2 single roll away cots stored in the master bedroom. Fresh white sanitized and laundered linens. Upgraded stainless steel appliances in the kitchen. Charging devices to keep you connected. And whisper quiet LED Hunter ceiling fans for a relaxing nights sleep.

At the same time, we understand that you also want the convenience and reliability of professional service, which is why we maintain a fulltime staff that are dedicated to serving our condos and guests needs. Enjoy a range of amenities to make your stay unforgettable. Take a dip in one of our three swimming pools, including a heated pool in the winter months, or relax in our hot tub (please note, the hot tub is for guests 14 years and older).

Our community (charcoal) BBQ grills are available throughout the resort for your use, so you can enjoy a meal with family and friends.

We also offer secured resort parking, which means you can bring your trailered toys with you! Please note that there are length limits based on the parking spot size, so please inquire before booking.

The on-site restaurant is closed on Wednesdays

Visitors are not permitted. Only guest registered in your reservation are permitted. The maximum number allowed guests (including adults children and infants) is 6 people.

I want to ensure that all of my guests have a comfortable and enjoyable stay. While I do not live on the property, I have a full-time staff that is available to assist guests with any needs they may have during their stay. We prioritize communication via messaging as it allows for the fastest response time, and all of us monitor messages continually throughout the day. In the case of emergencies, we are also available via phone. Before arrival, I will be in contact with guests to provide them with all necessary information and answer any questions they may have. My staff will be the main point of contact during the your stay and will be available to answer any questions, address concerns, or provide recommendations on local attractions or dining options. As the owner, I am also available for any additional needs or concerns that may arise.
Although I do not live in Penasco fulltime, I am often in town working on another property, so you never know when we might run into each other!

Our condo is located on the 4th floor in the D building, offering a stunning view of the surrounding area.

Taxis and food deliveries are permitted up to the guard house. They are not permitted inside the resort.

Addressing heating dates of the pool in the winter. There is not a set date that the heated pool begins being heated and when it is turned off in the spring. It varies every year and depends on the air and water temperature. If a heated pool is of material importance to booking your stay, please message me and the absolute best I can tell you is if it is currently being heated. We have the checkbox that the pool is heated in the winter but the winter season varies, so please inquire first before booking.

We do not offer TV programming in the condo (i.e. no satellite, no cable TV, no standard TV channels, no US sports games and no US News). We offer a Roku TV in the living room and each bedroom. It has app's on it for which you can log into your own streaming accounts (such as Amazon Prime and Netflix). If watching US sports or US news is of importance to your lifestyle, we suggest researching ideas on how to do so in Mexico before your arrival.

Princesa is a smoke-free and vape-free resort. This includes all areas of the resort of all common areas, inside the condo, and the balcony. This is strictly enforced by resort security. Failure to comply can result in removal from condo and resort.

We often get asked: how long does it take to walk to the beach. This could vary based on the person and what they have in tow (gear and or kiddos!). We are a beach front resort with direct beach access. I have timed it and it takes me 3 minutes (with nothing in tow and always a lot of pep in my step!) from time to closing the condo door to toes in the sand.
Please note that guests must be 14 or older to use the jacuzzi.

The swim-up bar, Colin's Cantina, is a privately operated establishment. Its hours of operation are determined by Colin's Cantina and the occupancy conditions of the resort. If you would like to ensure that the bar is open for the duration of your stay, we recommend contacting them ahead of time, before booking with us.

Please note that drinking water is not provided. Guests will need to bring their own.

Our homeowners association covenants codes and restrictions do not permit renters to have animals of any kind including but not limited to service animals nor emotional support animals. As we are located in Mexico, ADA rules and governances do not apply in this case. ADA rules and governance apply to properties in the United States.
