Towels and bed linen are included in the rate for this property. An initial supply of shampoo, conditioner, body wash and some kitchen supplies are provided.
Pets are on the property. One gentle and friendly dog, two cats. You are welcome to interact with them, otherwise they will not bother you.
As the property is on a hill with stunning views, the driveway is steep. It is, however, safe and accessible by any car.

TERMS & CONDITIONS
GUEST OBLIGATIONS
Guests must take reasonable care of the property, report any damage promptly, and leave it clean and tidy with all furniture, fittings, and utensils in place. Nothing is to be removed from the property. Guests are liable for any negligent or malicious breakages or damage. Minor accidental breakages (e.g. glassware, dinnerware) will not be pursued. Please report all damage as it occurs via email or booking platform message.
Illegal substances, illegal activities, and anything that could invalidate the property’s insurance are strictly prohibited. No caravans or tents may be placed on the property without written permission. Guests must not disturb the quiet enjoyment of neighbours.
NUMBER OF GUESTS
Guest numbers must not exceed those stated at the time of booking without written approval. Elevate Property Management may terminate the stay on 6 hours’ written notice if this is breached. The booking may not be assigned or sublet.
CHECKIN-IN & CHECK-OUT
Check-in: 3:00 pm | Check-out: 10:00 am (unless otherwise agreed). Unapproved late check-out will incur a surcharge of $60 + GST per hour or part thereof.
SMOKING
Smoking is not permitted inside or outside the property unless otherwise stated. Tobacco odour will result in additional cleaning charges.
COOKING SMELLS
Guests should be mindful of strong-smelling foods. If odours persist after standard cleaning and airing, odour removal costs will be charged to the guest.
CLEANING & LINEN
A cleaning fee is included in your booking and covers professional cleaning and laundry. The property must be left in a reasonably tidy condition. Excessive mess (dirty dishes, rubbish, stains, etc.) will incur additional charges at $60 + GST per hour. Commercially laundered linen is provided (bed sheets, pillowcases, bath towels, bath mats, hand and tea towels). Extra linen is available at additional cost. Beach/spa towels are not provided unless stated in the listing.
LOST NIGHTS
The full nightly rate applies to any nights left vacant following your stay due to unreturned keys or damage caused during your stay.
PETS
Pets are only permitted at properties specifically advertised as pet-friendly. The presence of an unauthorised animal will result in a $500 remediation and cleaning fee to cover additional cleaning, deodorising, and inspection costs, together with immediate eviction and forfeiture of all prepaid accommodation charges.
CANCELLATIONS & REFUNDS
Cancellations are subject to the cancellation policy in place on the relevant booking platform at the time of reservation. Please note: for VRBO group or direct bookings, in the event of a cancellation at any time by the guest, 4.6% of the total amount paid will be retained to cover non-recoverable credit card processing fees charged by Stripe and Hostaway. This applies regardless of the reason for cancellation.
INSURANCE
We strongly recommend purchasing travel insurance to protect your holiday investment against unexpected events.
LIABILITY
Elevate Property Management accepts no responsibility for acts or omissions of third parties, or for the temporary unavailability of features or facilities beyond our control. No liability is accepted for injury, loss, or damage to guests or visitors arising from use of the property. Use of facilities including spas and swimming pools is entirely at the guest’s own risk. Children must be supervised at all times. All guests are jointly and severally liable for any amounts owed to Elevate Property Management and must notify us immediately of any need for repairs.
FORCE MAJEURE
No liability is accepted for failure to perform our obligations due to force majeure events, including but not limited to natural disasters, adverse weather, fire, war, civil unrest, industrial disputes, terrorist activity, nuclear events, or government action. Such events will not constitute a breach of this agreement.
GOVERNING LAW
This agreement is governed by the laws of New Zealand. Any disputes arising under or in connection with this agreement shall be subject to the exclusive jurisdiction of the New Zealand courts.
DECLARATION
By booking this property, you confirm that all information provided is accurate and that you have read, understood, and agreed to these Terms and Conditions.
