Tucked into the pines on a private hilltop while still inside city limits. This cozy above-garage guesthouse feels a world away from everything, yet sits just ten minutes from downtown Rapid City, the interstate, and the M-Hill trail system. Sweeping Black Hills views, a private deck in the treetops, and a winding gravel road that makes the escape feel real. Ideal for a couple chasing a quiet getaway or a small family wanting room to roam.

Wake up to ponderosa pines and ridgeline views from this bright, comfortable two-bedroom retreat perched above the garage on its own secluded hilltop. With no neighbors in sight and nothing but hills, sky, and trees out the windows, it is hard to believe the city is minutes away.

Inside, an open living, dining, and kitchen area is filled with natural light and warm color. The full kitchen comes equipped with stainless appliances, a coffee maker, and everything you need to cook a real meal. Both bedrooms are restful and quiet, one framing a valley view and the other set up with a workspace for anyone who needs to check in with the world. The bathroom features a deep jetted soaking tub, perfect for unwinding after a day on the trails.

A private deck off the main living area is the heart of the place: morning coffee with the pines, evening quiet as the light fades over the hills. Central heat and air conditioning keep things comfortable in every season.

Guest access

You will have the entire guesthouse to yourself, plus a private deck and a dedicated parking space right at the property (garage not included). There is a small fenced yard, so well-behaved pets are welcome to come along. On the far side of the garage is a residence where the property caretakers live. They are friendly and love vacationers but we also ask that guests respect their space and not enter their yard, house, or the garage. You will see them on occasion and they are happy to chat if you wish to. :)

Bring the dog. A small fenced yard gives them a safe spot to stretch out, and the surrounding hills are made for sniffing and exploring on leash.

The neighborhood

This is the rare spot that gives you true wilderness seclusion without sacrificing convenience. The property sits alone in the hills, ringed by pines and open space, with panoramic Black Hills scenery in every direction. The M-Hill recreational area and its trail network are just up the road for hiking, biking, and running. When you want town, downtown Rapid City, restaurants, shopping, and the interstate are all about ten minutes away.

Getting around

Access is via a gravel road that climbs into the hills, which is part of the charm and reason the setting feels so remote. A normal car will arrive just fine, I wouldn`t recommend a lamborghini on the dirt road. Once you are up top, you are tucked into your own private corner of the Black Hills.

We’re available daily from 7 am to 10 pm by call, text, or message, whatever’s easiest for you! After 10 pm, we switch to emergency-only mode, and phone calls are the best way to reach us. Just a heads-up: I’m a deep sleeper, so if it’s urgent, you might need to call twice to wake me up! 😴📞

IMPORTANT: No Smoking, vaping, or any other strong smelling airborne substance of any kind is allowed on the property. ANY violation of this policy will cause a fine of $250 minimum and increase to the full cost of bringing in a smoke restoration company at your cost.

Quiet Hours: after 10 pm until 7am.

General Damages: Please let us know immediately if something is malfunctioning so it can be rectified. All damages or missing items occurring during your stay will need to be paid for by you before departure. Cleaners check for damages and any missing items after each stay. Any damages or missing items can and will be billed to the guest.

Fire Prevention and Safety: Please do not leave any electrical appliances switched on when they are not in use, or when you are leaving for the day. This includes space heaters, air conditioners, fans, hair curlers/straighteners, and portable device chargers.

Other: No one is allowed in the home not already specified before starting the stay. We may leave consumables such as coffee and small snacks for you to enjoy. We try our very best to ensure that it is not expired or stale. However, ultimately, it is up to the guests` discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

Parties: These are not allowed unless given written permission. If guests are found to have had a party without permission guests will be responsible for extra cleaning charges and in the unfortunate event of disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with no refund. If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

Cleaning: We want this to be a vacation for you and as such we don`t require you to do laundry or significant cleaning. We do ask is that you treat the property with respect, take the trash out before you leave, and do your dishes. Please let us know when you leave so we can let our cleaners know. :)
