HOUSE RULES
Kindly respect our neighbors and treat our villa as if it was your own. We do not allow pets; we are also a non-smoking villa.

🚕FREE AIRPORT COLLECTION🛬
FREE airport transfer on arrival. Rest assured that after your journey to Thailand, our driver will be there to collect you from the airport and bring you directly to your villa. Please note this only applies for min stays of 3 nights and is limited to 1 taxi per booking. We can finalise this after your booking is confirmed. Free Taxi is for pick up only. Our approved drivers are also available throughout your stay via our QR booking system.

CHECK IN / OUT
Our Staff will be there to greet you and make sure you are correctly introduced to your villa. Check-in time should not be before 4:00 PM. Please do not arrive before your check-in time, as our cleaning team requires this time to prepare the property for your stay.

Early Arrival & Luggage storage may be able with advance notice to store your luggage on location whilst cleaning and villa preparation is taking place. Check in time should still apply. Please check with our Villa manager as this is subject to timing and availability.

Check-Out Standard: 10:00 AM
Late check-out is subject to availability: 11:30 AM 1,000 THB 12:30 PM 1,500 THB. Please contact our villa manager through the booking platform for more information.

As per Thai Law arrival requirements (TM30). On your first day of arrival, you all guests will need to provide. 1 photo of your passport, and 1 photo of yourself at the property. Our staff can assist you with this if required.

POWER CONSUMPTION
We do not charge electricity fees for standard use and do not collect a security deposit. All costs are included in your booking, however, to keep our nightly rates competitive, we include a generous daily electricity allowance of 45 kW per day, which is very manageable for this type of property. Usage exceeding this amount will be charged at government rate, approximately 5 THB per unit. Meter reading will be taken at check in and check out for reference and excess paid prior to departing. This is the fairest way for both parties.

Guest access
Guests have full access to the entire private villa.

Other things to note
GENERAL INFORMATION
Parking is via a secure electric gate access, with a large, covered car port for at least 1 car and multiple motorbikes.

Our check out team will visit to see you off. During your stay, please ensure that dishes are cleaned rubbish is disposed of and that the property is left tidy. Excessive cleaning may result in a 5,000 THB fee.

You will receive one set of keys on arrival day. These must be returned on check out day. Lost key fee: 2,000 THB

No smoking of any type indoors. Failure to comply with this can result in a 10,000 THB fee.

Bathroom Guidelines: Please do not flush: Tissue wipes or any type of sanitary products. The piping systems in Thailand are extremely sensitive. Blockage call-out fee is 5,000 THB

Guest Policy: Only registered guests are permitted. Unauthorised guests or exceeding occupancy limits will incur a 10,000 THB charge per person.


We have 24-Hour support for a timely response. This includes quick message response and on location assistance. Maintenance is key to keeping the villa to our expected standard. If you encounter any issues, please report them at the soonest opportunity so they can be dealt with in a timely manner, with minimum impact to your stay.
