This 63m² flat has a bright living room with an open-plan kitchen, three bedrooms, a modern shower room and separate WC.

In the living room, make the most of the ambient light and relax on the sofa while watching the television. The open-plan kitchen is both fitted and equipped, with hob, fridge, coffee maker, oven, microwave, cooking utensils and washing machine for your convenience.

Each room has a double bed (140x190) for a peaceful night's sleep and an individual television for your personal entertainment.

The shower room is both modern and functional, with a double washbasin unit and heated towel rail.

Just a short walk from the Clinique Mathilde, this flat combines a convenient location with carefully thought-out furnishings.

Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets surrounding the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood

Rouen rive gauche refers to the southern part of the city of Rouen, on the left bank of the Seine. This area is characterised by its blend of history and modernity. There are old quarters with cobbled streets, medieval churches and half-timbered houses. The Left Bank is also home to cultural institutions, parks, gardens and green spaces. It's a dynamic place where traditional architecture meets contemporary developments, offering residents and visitors a varied experience in the heart of Rouen.

## Transit

Several bus routes pass near rue de Lessard, including the F7 routes. These lines serve various points of interest, making it easy for you to get around Rouen and the surrounding towns.
If you're arriving by train from the SNCF station, you'll take the F7, which will drop you off at the Bammeville stop at the foot of the flat.

## Notes

Please note that the building does not have a lift and that the flat is located on the 2nd floor. Access may be difficult for people with reduced mobility or those carrying large suitcases.

Arrivals are autonomous for greater flexibility. Check-in time is from 4pm and check-out time is no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the house, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
