The Cocoonr/Book&Pay agency offers this charming semi-detached house with a swimming pool for rent in the town of Saint-Yan. It has a surface area of 98 m² and can accommodate up to 8 guests. It comprises a lovely 28 m² living room (with fireplace), a fully equipped kitchen, three beautiful bedrooms, a bathroom, and you can enjoy a shared garden of approximately 1,000 m².

The accommodation is laid out as follows:
On the ground floor:
- A 28 m² living room with TV, double sofa bed, fireplace, and dining area
- A fully equipped kitchen with electric kettle, oven, microwave, toaster, dishwasher, hob, etc.
- A bathroom with shower
- A separate toilet

Upstairs:
- Bedroom 1: with 1 queen-size bed (160×200)
- Bedroom 2: with 2 single beds
- Bedroom 3: with 2 single beds
- A separate toilet with a sink

For even greater comfort, the owners have decided to invest in the following additional equipment: barbecue, high chair, washing machine, cot, fan.

Exterior:
- An unheated swimming pool (5.5m x 11m), open from May to September. Fenced in.
- A 20 m² terrace with furniture for sunny days.
- 1,000 m² shared, fenced garden.

The house is ideally located in Saint-Yan, in a very pleasant environment. You'll benefit from close proximity to all essential stores as well as boutiques, restaurants, bars, market...

- Bed linen and towels are not included and can be provided on request, at extra cost (rental and payment to be made with our partner on site). Rates are given as an indication and are subject to change by our partner.
- The fireplace is functional and wood is provided
- Pets are not allowed in the accommodation
- End-of-stay cleaning includes preparation of accommodation for future visitors. Please leave in a clean and tidy condition and clean appliances after use.
- All requests for arrival or departure outside the times indicated are subject to the availability of the person in charge of reception. An additional fee may be charged.
- All children swimming are under the responsibility of a parent. Opening dates are non-contractual and subject to weather conditions.
- The house is located on a common plot with the accommodations La Dépendance de la Pointe and L'Annexe de la Pointe, all of which can be rented individually or in groups. Ideal for holidays with family or friends. The swimming pool is reserved for use by the Gîte de la Pointe.

To ensure your stay is as pleasant and comfortable as possible, this accommodation is managed in partnership by the Book&Pay team (ad management and reservations service) and La Conciergerie du Brionnais (concierge / housekeeping service).
