Relax in either of the (2) living spaces, or step outside to the spacious backyard, hot tub, and covered patio, ideal for hosting families and friends.

HOUSE RULES:

* No parties - i.e. Bachelor/Bachelorette Parties due to noise, parking and property damage issues.

* Email address will be requested for stay-related communications, and arrival and departure will be sent via email/text.

* Check-in is at 4 pm. Check-out is at 10 am.

* Minimum age to rent is 25.

* Base rate is set for 9 guests. Over 9, a fee of $30 per guest per stay will be applied. (Extra laundry - bedding, towels, spa towels, more electricity, water usage, etc.)
* Upon departure, please refer to the checkout list posted in the house manual.

* No smoking allowed inside the property at any time, including cigarettes, cigars, marijuana, vaping, etc. If anyone in your group violates the no smoking policy, the host reserves the right to charge your account for $500 to engage smoke remediation process. Smoking is allowed outside.

* Quiet hours are to be observed between the hours of 10:00 pm and 8:00 am. Please keep this in mind when enjoying the back patio and yard area.

*Guests will be required to sign a short term rental agreement prior to checking in.

* Caretaker may or may not be on site in separate living quarters (granny flat) above the garage.

* Cancellation & Refund policy: No Exceptions will be made to the published cancellation policy. If cancellations occur 30 days or more prior to arrival date, 100% refund, if 15 to 29 days prior, 50% refund. If cancellation occurs less than 14 days prior to arrival date, no refund will be issued.
