The rate includes:

The rate does not include: Mandatory extra
cleaning in case of the presence of animals (€50.00 per pet per week or part of the week).
Tourist tax (€1.50 per person per day for the first 5 days). Children under 12 are exempt)


Villa Binetti is a former country barn, now restored and expanded into a characteristic Tuscan villa located in a small village near San Gimignano. Preserving the traditional terracotta floors, wooden beams and original stone ventilation grilles, the villa offers modern comfort in a timeless rural setting. Furnished in a classic country style, with works of art and antique furniture, the villa is spread over two floors and includes a living room, a kitchen with direct access to a furnished terrace and four bedrooms. The fenced garden is enriched by mature trees, terracotta pots with flowering plants, a stone fountain and a wrought-iron gazebo. A stone staircase leads to a separate pool area on a lower level, surrounded by olive trees and an orchard. The location of the villa guarantees privacy, while offering easy access to San Gimignano, Siena, Florence and the Chianti area.

The villa is spread over two floors. GROUND FLOOR — Entrance; living room with ornamental fireplace and access to a covered terrace; kitchen with ornamental fireplace and direct access to both the covered terrace and an outdoor terrace for outdoor dining; a double bedroom (French bed) with direct access to the outside; a bathroom with shower. FIRST FLOOR — Two double bedrooms; a single bedroom; a bathroom with bathtub. Air conditioning in the rooms.
Park:
The villa is surrounded by about 300 square meters of fenced garden on a 1.5 hectare property cultivated with olive groves, fruit trees and vegetable garden. Access from the road leads to a gravel driveway and a parking area on a lower level, with pedestrian access through a gate and two flights of stone stairs: one leads to the main entrance, the other to the outdoor terrace. The lawn garden adjacent to the villa is bordered by bay hedges and includes cypresses, olive trees, terracotta pots with flowers and a wrought-iron gazebo covered with vines. A stone fountain is located among the rose bushes, while the side area is shaded by tall pine trees. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool area is located on a lower level of the garden, surrounded by olive trees and an orchard; it is rectangular in shape and measures 10 x 5 m with a constant depth of 1.50 m; access via Roman stairs; chlorine purification; internal lighting. The surrounding solarium area is partly paved with terracotta and partly with lawn; equipped with sun loungers, a gazebo and lighting system. The pool is open from the last Saturday in April to the first Saturday in October.
