After exclusively receiving 10/10 ratings, I hate to be the one to spoil that. But while this place is a good value, it is far from perfect. The good - the location to town is fantastic. The site offers a private dock that allows for easy pick up from local tours. The kitchen is well stocked and the place includes both shower and beach towels. The staff are amazing helpful! They do deserve a 10/10. The less than perfect - The sargasso grasses in the water in front of the property cause the entire area to smell. Additionally because of the sargasso, the salt water pool was unavailable. Construction at the property next door blocked entry into the driveway several times. The balcony is teeny tiny with two small chairs, making it not a comfortable space to enjoy the view. The jacuzzi tub in the bedroom is a waste of precious space. There are no drawers to put clothes away so we had to live out of our suitcase. The WIFI was slow and unreliable at best. The chairs at the pool are cheap plastic and uncomfortable. A cushion would help tremendously. There is a small market for groceries next door but it is important to check the sell by dates because we purchased yogurt and peanut butter that had expired.

Overall, our stay at The Landings at Tres Cocos was a 10/10! We loved every part of it. Brittany and Mike were incredibly helpful throughout the entire trip. They helped with booking our golf carts and excursions and it was so easy for us to go with the flow. Location is perfect with a coffee shop and supermarket right there. Coco Locos is near the property, too- awesome drinks, food, people, swim up bar, etc
 We highly recommend our stay and can’t wait to come back!

Warm Weather Getaway

This is the second time we have stayed at this location, different unit than before but it was just as well taken care of. Grounds are in fabulous condition, units are clean and well maintained. You are out of the downtown area, but not far from anything. Excursion companies pick up on the nearby dock. We enjoyed a very quiet week. The hosts are fantastic folks who do a great job of making arrangements to get you to and from the condos from the airport. When we come back to Belize, this is where we will stay.

Beyond Expectations

We had the most amazing stay! Our group was talking about coming back before we even left! Mike and Brittany made our stay the most enjoyable. Wonderful Time in San Pedro!

My partner and I really enjoyed our time in San Pedro! Mike and Brittany were excellent hosts. They arranged the airport transport which was super smooth coming and going. The check in was nice and the entire staff were very nice and friendly. Enjoyed the pool everyday and found several restaurants close by for drinks and food. The apartment/condo was clean and comfortable with ample bedding and towels. The frog was stocked with beer, water and soda as well as some champagne for the birthday girl. Lol. We had a nice ocean view from the balcony. A short gold cart ride away are plenty of restaurants, shops, pharmacy, ATM, convenience and grocery stores. Overall, we had a marvelous time and the communication with the hosts was superb!!!! No complaints whatsoever.

Amazing Stay with Stunning Ocean View

My daughter and I recently had the pleasure of staying at this wonderful vacation rental. Communication with the hosts was excellent from start to finish. Prior to our arrival, the hosts provided a wealth of valuable information. They were incredibly responsive, accommodating, and made sure we had everything we needed for a perfect stay. They meticulously arranged our flight from Belize City to San Pedro airport, and upon arrival, Brittany and Mike personally greeted us. They walked us to the golf cart rental agency and even provided a brief tour of San Pedro. They made the whole experience seamless and stress-free. The location was also fantastic—close to great restaurants and shops but yet far enough away to feel completely tranquil. Overall, we had an amazing time and we were able to unwind, recharge, and fully appreciate the beautiful ocean views.

Best spot in San Pedro!

Brittany and Mike were awesome hosts! They took care of assisting us with all the details of our vacation and made check out/payment super easy. Contact was quick and informative. Lots of fantastic suggestions on dining, excursions and shopping. It was concierge service at its friendliest! The condo was perfect for the 4 of us. Super clean, good supply of amenities. GREAT location. just over the bridge from "downtown" yet a little bit quieter. We LOVED the swimming hole pool! And all the iguanas. Definitely recommend the beach massage through Just Relax with Shirlene. FANTASTIC! Will definitely stay here again.

Terrific Stay

Shout out to Brittany and Mike! They are exceptional property managers! Always accessible and helpful as well as incredibly efficient. They really added such a positive dynamic to our vacation. The condo was very clean and comfortable, with high ceilings & a fun master shower. Wish the balcony was bigger. It only fit 2 at the most. Stormy weather brought to light some leaks, which I'm sure will be addressed once vacated, but didn't really bother us. Beautiful property & the pool & grounds are very well maintained. I would happily stay here again!

Great Stay

The property is very nice and our unit was clean and had plenty of space for the two of us. It’s located close to the main part of the city, but just far enough so it doesn’t feel quite as busy. Our trip was really made by the property managers. We’ve never been to San Pedro or Belize for that matter. Before getting there they set us up with flights to and from Belize City, and set up our golf cart rental. They picked us up at the airport and dropped us off for the trip home. We had one small issue that they took care of immediately. I would suggest staying at this property because of them alone.

Perfect family place

Our family of two adults, teen and preteen LOVED this property! It was perfectly located if you have a golf cart to go anywhere you'd like on the island. Britany and Mike made staying at this property priceless with their recommendations, assistance with booking excursions, booking flights and overall friendliness. I'd recommend to anyone going to San Pedro area and plan to return!
