This home offers ample space and comfort, featuring four spacious bedrooms—three upstairs and one downstairs—along with a versatile area perfect for gaming or hosting additional guests. Its thoughtful layout provides comfort, flexibility, and convenience, making it ideal for families, groups, or multigenerational stays.

• Resort-Style Amenities: Enjoy a year-round indoor pool and hot tub, plus a seasonal outdoor pool open from Memorial Day to Labor Day 10am – 10pm. Guests also have access to the Blue Water Boat Rentals, where you can rent boats, golf carts & LSV’s, paddleboards, kayaks, and beach gear for endless fun on the water.

• Outdoor Oasis: Step into your private outdoor retreat, where a beautifully designed patio and gourmet outdoor kitchen await. o Third Bedroom (2nd Floor): Offers two twin beds and two double beds, a play area filled with toys and books, a well-lit vanity area for getting ready, and plenty of hooks and shelving for optimal organization.
o Fourth Bedroom Ensuite (1st Floor): Includes a queen bed, Smart TV, and dedicated clothing area — perfect for guests who prefer to avoid stairs.

Before booking, please take a moment to look over our house guidelines. By reserving, you’re agreeing to these simple rules that help us keep the home comfortable and enjoyable for everyone.

House Guidelines:
• Check-In: 4:00 PM – We are not able to offer early check-ins, as our cleaning team needs this time to prepare and make sure the home is sparkling clean and sanitized for your arrival.

• Check-Out: 11:00 AM – To allow enough time for the next guests, we kindly ask that you check out on time. A late check-out fee of $200 will be charged for each half hour after 11:00 AM that you are still on the premises.

• Respect the Space: This is someone’s personal home. Please treat it kindly and be considerate of the neighbors so everyone can enjoy a peaceful stay.
Please make sure the number of guests in your group matches your booking. For everyone’s comfort and safety, unregistered guests are not permitted and will result in cancellation of your stay without refund.

Smoking, Parties & Quiet Hours:
• No Smoking or Vaping: Smoking is strictly prohibited inside the home or on the property. Evidence of smoking will result in a $500 fee (or the cost of treatment, if higher) for smoke remediation.

• No Parties or Events: Parties and events are not allowed. If the owner or management is notified of a party, the reservation will be canceled immediately with no refund.

• Quiet Hours: Please respect quiet hours from 10 PM to 9 AM and be mindful of our neighbors.

• Law Enforcement: If police are called to the property due to guest behavior, the reservation will be terminated immediately with no refund.

Personal Belongings:
• We would hate for you to leave anything behind, please take a moment to check for all your personal items before you go. Unfortunately, we are not able to take responsibility for lost or forgotten belongings but we will do our best to return them to you.

Furnishings & Cleanliness:
• Please help us keep the home and its furnishings in good condition. Items should not be removed from the property. If any damage occurs during your stay, contact management immediately so it can be addressed promptly. If the home requires more than standard cleaning after checkout, an additional cleaning fee will apply.

Pets:
• This property is a pet-free retreat, allowing every guest to relax and unwind in this beautiful, well-kept getaway.

Refunds & Equipment:
• While we do our best to keep everything in perfect working order, we cannot guarantee against mechanical issues with heating, air conditioning, hot tubs, pools, TVs, Wi-Fi, or appliances. If something isn’t working, please let us know right away—we’ll do our best to get it fixed quickly.

Please note: Refunds will not be issued for equipment or appliance issues, early departures, or delayed arrivals.

Kitchen & Laundry Starter Kits:
• We stock a starter pack for your convenience, including 2 rolls of paper towels, 3 rolls of toilet paper per bathroom, dishwasher tabs, dish soap and sponge, a small supply of laundry pods or detergent, and trash bags.

Trash:
• All garbage should be placed in the designated outdoor receptacle near the driveway. Before departure, please empty the refrigerator and take out all trash. Please do not place any trash on top of the outdoor bins.

Hot Tub and Pool Rules:
• Swim at Your Own Risk: Children under 18 must always be supervised by an adult when using the hot tub or pools.

• Safety & Attire: Please wear proper swim attire only. No diving, jumping, or standing on the hot tub cover. Hot tub covers are for insulation and are not designed to support weight; damage will result in a $500 replacement fee.

• Maintenance & Cleanliness: The hot tub and pools are cleaned and sanitized regularly. Do not overfill or introduce soaps, cleaners, perfumes, or other products, as this may result in additional fees for damages or extra cleaning.

• Hot Tub Cover: Keep the cover on when not in use to maintain warmth.
• Pool Key: A lost pool key will incur a $100 replacement fee.
• Liability: The owner is not responsible for any accidents or injuries related to hot tub or pool use.

Damages and Incidentals
• Guests are responsible for any damage beyond normal wear to the rental property or its contents caused by themselves or members of their party during your stay. This includes accidental or intentional damage to furniture, appliances, electronics, décor, outdoor equipment, or structural elements of the home. Any repair or replacement costs will be billed to the guest. We appreciate your care and attention in helping us keep the home in excellent condition for everyone to enjoy.
