And be sure to sample the amazing seafood from one of the nearby eateries, or catch your own dinner aboard one of many local fishing charters.

For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

Great condo at the Beach

This was the perfect place for my husband and I to stay! The condo is very clean and welcoming and had everything we needed, including washer and dryer. The beds were very comfortable and the location was fabulous! You simply walk out the front door and cross the street to the beach access. It’s on the ground floor, no stairs to deal with. The neighborhood was quiet and peaceful. The beach on St. George Island is just gorgeous. We saw dolphins every day. My husband enjoyed fishing from the shore every day. it was just a short drive to go out to the restaurants. This place for a quiet getaway and we will definitely go back!

Vacasa manages this property. They are difficult to deal with because Their customer representatives are outsourced. The only time I talk to someone who was in Florida was when they came to evacuate us prior to a hurricane. I tried to call upon arrival to get directions to open the digital lock. The lock never worked the whole time I Was there. The condo itself is not bad. It’s small. There’s no private outdoor space or balcony. There were people there with dogs off of their leashes, which made it difficult for my dogs.

Family Beach Vacay

Property is in a great location right across from the beach. Access to the pool onsite and the ocean directly across the street were both perfect! The front porch seating areas with rocking chairs and grills was fabulous to gather at the end of the night before going back out to the beach to walk at night. Condo was clean and very well stocked. Pool was nice and set with lounge chairs and some nice table areas. Easy walking for all ages. 10/10 across the board!

Monkey’s First Beach Trip

Property was awesome and perfect for what I was looking for. Very nice and comfortable unit. Will definitely be looking and inquiring on renting this place again in the future and will always check on this unit before any others for sure. It was just myself and my 7 month old little boy and his first time to the beach and seeing the ocean and playing in the sand. He loved it and was so fun to watch. I really really appreciate the opportunity to visit and stay in your place.

Great location but..

Great location and overall not a bad condo. Only downside is the floors were filthy. My son who is crawling right now had black knees, feet and hands. After unpacking and just walking around getting things situated the bottom of my feet were black. It’s also pretty small.. it was a last minute booking and it worked for us but probably wouldn’t book here again.

Lacking Cleanliness and Bad Odor inside

My family of 5 stayed here in April 2022 for our annual trip to SGI. We have been traveling to SGI for many decades and our favorite place was sold last year and no longer a vacation rental. We found this place and thought the location, size and value of the rental would fit our needs. We are huge animal lovers and have pets we left at home, but this place that is pet friendly needs to task their cleaning crew with more deep cleaning of the couches and bedding which strongly smelled of wet dogs and old stale cigarette smell. The floor were so sticky when we first walked in I thought someone had spilled honey all over the floor. The floors were so sticky I had to get out a mop and clean the floors so we could actually walk around barefoot. I informed the owner upon arrival and they sent a cleaning person out the next morning that never even came inside our unit and only swept the outside hallway area and gave me and my kids all dirty looks the entire time. Not sure if they were the actual owner or just a cleaning person that was upset were made a complaint. The bedding was covered in dog hair and we had to go buy laundry soap and wash all the sheets, pillow cases and blankets before we could go to bed the first night. The pillow cases and sheets were clearly not washed from the last guests that stayed and there were several hairs in and on each of the 3 beds. Several dishes were put back dirty prior to our arrival we discovered each time we made a meal. Needing to clean most things before being able to enjoy them while on vacation is definitely a bummer to say the least. We have never stayed in a vacation rental or a hotel that smelled as bad as this place did or be as dirty as this place was. We had to open all the windows and kept the door wide open when we first arrived hoping to air it out but it didn’t make much of a difference since it was so bad. The place has several units and it appeared some are rentals and others are more permanent residents. We tried to be friendly and say hi to everyone but it seemed only the travelers responded with smiles and made us feel somewhat welcome there. I can assure you we left the place much cleaner than we found it but the smell we could not resolve even with some air fresheners we purchased. The decor was very cute and beachy and the location was close to the beach just a few mins walk which is wonderful. I hope the owners can find a better cleaning crew and do something about the odor~we won’t be back
