This stunning, recently renovated, modern home is located in a quiet residential street in Noosa Heads. Easy walk to all local amenities with Noosa Junction nearby (10 min walk) and Hastings Street and Main Beach located just over the Hill at Noosa. Enjoy a luxurious holiday with all mod cons and new luxury furnishings throughout.



The upper level offers a light-filled spacious open-plan kitchen, living and dining space which flows out to a huge covered rear deck taking in those panoramic views.



The kitchen is stylish with a large island bench and European appliances. The master bedroom, also with river views, is on this level and features a walk-in robe, access to the verandah plus an ensuite with a free-standing bath and generous separate shower.



The lower level is home to three bedrooms, all with built-in robes and a large bathroom. An additional (3rd) half-bathroom is also on this level along with a spacious family room, the second of two living areas, which flows out to a large covered patio to the fully-fenced pool. There are two luxurious outdoor sun loungers and a large cantilever umbrella available for relaxing days by the pool.

THE Private Pool IS Heated During THE Winter Months (1st April - 1st Oct). Please note a heated pool averages approx 27 - 28 degrees. It is designed to take the edge off the cold and will not feel like a bathAs our guest you have access to the entire house and pool area. The garage is locked for owner use only. You can however park two cars in the car port with additional on street parking outside.Excessive Noise and Noosa Council's Code of Conduct. NO Party Policy

Due to the bed configuration the house is suitable for *Maximum 6 Adults IN Total*. Strict Noosa Council bi-laws are now in place and must be adhered to. The house is not suitable for any type of event and noise restrictions apply to all holiday accommodation in the Noosa Shire. Please ensure that noise is kept to a minimum at all times, especially after the hours of 10pm.



Noosa Council Local Laws & Noise Restrictions

Our local council have passed new laws for all holiday accommodation properties in the Shire from the 1st of February 2022. The laws are mostly in regards to any type of excessive noise that will disturb our residential neighbours at any time but especially after 9 pm at night. Excessive noise is deemed as loud talking, laughing or singing as well as loud music or screaming and shouting. Council have a 24/7 complaints hotline for residents of Noosa and a security team member will need to respond to complaints with 30 minutes, either via phone call to you or a visit to the property. If this occurs during your stay the charge for the call / callout will be submitted for payment to the main guest. Please remember these are not our individual host rules but are Council laws which we must respect to keep our holiday management rights for the property. These are reviewed annually and will be declined if complaints are made. We kindly ask you not to take your frustration out on our team.



Noosa Council has recommended the use of outdoor areas be limited to reasonable hours to not impact on adjoining resident's sleep and enjoyment of their homes. Limiting the hours of use of outdoor areas such as decks and balconies to generally no later than 9pm, particularly on weekdays, is advisable. Guests should then move inside and turn off any music and outdoor lights



Guest Access:

As our guest you have access to the entire house and pool area. The garage is locked for owner use only. You can however park two cars in the car port with additional on street parking outside.



The Neighborhood:

Centrally located on Noosa Hill, enjoying cooling breezes, amazing water and sensational mountain views. Very peaceful location tucked away from the crowds but just minutes to all that Noosa is famous for including main beach and Hastings Street.



Main Beach (off Hastings Street) is calm and is patrolled all year round.



Local's favourite Noosa Junction is a 3 minute car journey away (15 minute walk away) where you will find fabulous restaurants, gourmet cafes, movie theatre and beautiful boutiques.



On Sunday morning, take a stroll to the legendary Noosa Farmer's Markets for the freshest local produce. Noosaville is a 5 minute car journey away where you will find, picnic and BBQ areas, SUP and BBQ boat hire.



Getting Around:

We are located only a 5 minute drive from both Hastings Street and locals favourite Noosa Junction. The Noosa River is a 7 minute drive away and you can walk along Gympie Terrace and then hire jet skis, surf boards or SUP's for fun water sports. Many locals and visitors safely cycle or scooter to, and around Noosa. Maroochydore airport is only a 30min drive away and there are many bus companies that pick up and drop off to Brisbane and Maroocydore airports. Brisbane airport is a 1.5 hour drive away. Uber is very popular in the area and there is a local Noosa taxi service.
