We`re real people (not an AI or big company) who need sleep. Please avoid non-emergency messages between 9:30pm and 6:00am. We can`t send maintenance or housekeeping overnight, so we`ll respond first thing in the morning.

Spider, something t is not operating correctly, or you want to add a night = not urgent → message us after 6am.
Double-check your guest count and pet count before booking. Message us if you need to update your reservation. No outside guests allowed on property.

POOL: Open March–November (sometimes we keep it open year round, ask for clarification). No glass in or around the pool. Swim at your own risk — no lifeguard. No outside guests at the pool. Turn off patio string lights after use to comply with dark sky ordinance. Observation Deck is open year-round.

FIRE PIT: Small fires only in the designated black fire pit. No fires if windy. Bring your own firewood or buy at The Cottonwood General Store. Fires must be fully extinguished before leaving.

COMMUNAL SPACES: Shared area with two fridges, microwave, and limited plates, cups, and bowls. Place your food on your designated shelf, respect others’ items, and move any unwanted but still good food to the “help yourself” shelf. Discard unusable food. No full communal kitchen — Room 4 has a kitchen.

QUIET HOURS: Sunset to sunrise. Respect other guests, especially after dark.

PETS: Must be declared in your reservation. No pets on bedding or furniture. Pets must be leashed or in the fenced yard; other dogs are on the property. Do not leave pets unattended unless crated and quiet. Clean up after your pet. Guests are responsible for pet-related damage or disturbances. The desert is home to wildlife (coyotes, snakes, javelina, bears, mountain lions) that can pose danger to pets. All pets must be on a leash and under control whenever they are outdoors.

GUEST COUNT & CHECK-OUT: No extra guests without prior approval. Events require prior approval. Check-out is at 10 AM; unapproved late check-outs may be billed for an additional night. Wash dishes, return keys, and turn off lights before leaving. Important: We are in Central Time. Cell phones may connect to towers in Mexico, which can automatically set your clock back one hour. Please confirm your phone is set to Central Time to avoid being an hour late and incurring late fees.

SAFETY & PROPERTY RESPECT: Stay near your room; no hiking or climbing on bluffs. Keep 15 ft from cliffs, arroyos, and drop-offs. No collecting rocks, plants, or firewood. Watch for uneven terrain, cacti, snakes, and wildlife. Respect neighbors’ privacy. Follow dark sky ordinance — minimal lighting at night. Property is on septic — only flush toilet paper. No smoking or vaping indoors. No fireworks, firearms, or confetti (confetti cleanup fee $100). Outdoor cooking equipment must be on flat ground, 20+ ft from structures, and fully extinguished after use.

OTHER POLICIES:

- No commercial photography or events without prior approval.

- Guests are responsible for damages, extra cleaning, or losses caused by themselves, their visitors, or pets.

-Follow all local laws — illegal activity may end your stay without refund.

-Utilities and amenities may have interruptions.

CANCELLATION POLICY:
Firm — Full refund if cancelled 30+ days before check-in. If booked fewer than 30 days before check-in, full refund within 48 hours of booking and 14+ days before check-in. 50% refund up to 7 days before check-in. No refund or transfers after that.
