Pinecone Cottage sleeps up to 8 guests across three bedrooms and two separate living areas — giving families and groups plenty of room to spread out without ever feeling on top of each other. Two king bedrooms, a queen bedroom, and a full sofa bed mean everyone has a comfortable place to land after a long day at the park.

After a day among the world's largest trees, come home to something unexpected: a real arcade. Pac-Man, Mortal Kombat, a Super Nintendo stocked with every classic ever made — the kind of setup that turns a quiet evening into the highlight of the trip. Sleeping is comfortable for the whole group — two king bedrooms, a queen bedroom, and a full sofa bed in the second living area, accommodating up to 8 guests. The fully equipped kitchen has everything you need to cook a real meal, plus a Keurig Duo for single cups or full pots depending on your morning mood. Free WiFi and Sling TV streaming on all TVs keep everyone connected and entertained indoors.

The home's shared pool access and comfortable gathering spaces are designed for exactly the kind of trip where everyone leaves feeling genuinely rested.

All freshly laundered linens, towels, pillows, quilts, and blankets are provided. Starter supplies are stocked including dish soap, hand soap, shampoo, conditioner, body wash, paper towels, trash bags, spices, and basic cooking supplies — everything you need to settle in without a grocery run. Please note that supplies are provided as a courtesy and may need to be supplemented for larger groups or extended stays.

SHARED PROPERTY
This home sits on a 1.45-acre parcel shared with one additional vacation rental suite. You'll have your own private space, but please be respectful of neighboring guests — loud noise and music are not permitted at any time.

PROPERTY SERVICES
Periodic service visits occur during stays, including pool maintenance, landscaping, water filtration, and pest control.

WILDLIFE
Bears, snakes, scorpions, and other wildlife are active in the area, particularly March through November. Do not leave food, trash, or scented items outside or in vehicles. Keep vehicles locked and ground-floor windows closed at night and when away from the property. Supervise children outdoors at all times.

POWER
The property is in a designated high-risk wildfire area. The utility company may occasionally initiate precautionary power shutoffs during high-wind events. These are rare but worth knowing about.

CONNECTIVITY
WiFi is the fastest available in the area but can fluctuate due to mountain terrain and weather. No landline is present; most major cell carriers have service.

WATER
Mountain mineral content can affect the taste and smell of tap water. The water is safe to drink and professionally treated, but sensitive guests may want to bring bottled water.

THE POOL
Unheated and typically open April through September. Serviced twice weekly, though natural debris occasionally occurs given the wooded setting. The pool floor has some cosmetic staining and will be resurfaced after the 2026 season. The pool and deck are shared with neighboring units. No glass permitted, no diving (5 feet throughout), and children under 14 must be supervised at all times.

SECURITY
Two external cameras are in use — one at the front porch and one facing the parking area. No interior cameras are present.

CANCELLATIONS
We are unable to offer refunds or credits for weather conditions or park closures. Airbnb's travel insurance is strongly recommended at the time of booking.

RULES
• Maximum occupancy of 8 is strictly enforced. Occupancy exceeding 8 guests will result in immediate cancellation with no refund, and an additional $500 fee.
• No smoking or vaping anywhere inside the home
• Do not drive or park in any unpaved areas
• No parties or events of any kind. Unauthorized gatherings will result in immediate cancellation with no refund, and an additional $1,000 fee.
• No pets allowed. Unauthorized pets will result in an additional $500 fee
• No 3rd Party Bookings. The person making reservation must be staying at property.
• Do not remove the pool sweep from the pool
• Do not touch or adjust any of the pool equipment
• Quiet Hours - 10pm-8am
• No loud music or excessive noise inside or outside the unit at any time
• Tampering with or disabling the Wifi, or camera will result in immediate cancellation with no refund
• Please be mindful and respectful of our neighbors
• No open fires or fireworks allowed
• No feeding wildlife
• No exception to Check-In and Check-Out times unless pre-approved by host in advance
• We do not offer cancellations, refunds, reschedules, or credits of any kind for weather conditions, and/or park closures as these are beyond our control. We strongly suggest that guests purchase the travel insurance if weather and/or park closures are a concern.
• No flushing anything other than toilet paper in toilets (Flushing other items - even if labeled as flushable - could result in damage and additional fees for repairs)
