Overview


Just a peaceful walk or short drive away from the picturesque Torquay harbourside, as well as the charm and character of Wellswood, this fantastic pet friendly early Victorian holiday home comfortably accommodates 10 guests over a total of 5 bedrooms.


Why not attend one of the many annual events and festivals in the area, Torbay Air Show, Electric Bay festival, Paignton Festival, The Torbay Royal Regatta, Agatha Christie Festival, England's Seafood Feast, Devon County Show and the Bay of Lights.


Complete with off road parking for a number of cars, this properties is the perfect choice for larger groups of guests that enjoy the style and character of boutique hotels, but prefer the privacy and convenience that self-catering breaks in Devon can offer. This family holiday home is just a ten minute walk away from the metropolitan buzz of Torquay town centre, complete with beautiful marina, subtropical gardens with swaying palm trees, elegant Georgian terraces, plus a myriad of bars and restaurants. Amazingly by contrast, on returning to the property you will be surprised at the peace and tranquillity of the outdoor terrace, being able to enjoy a morning cup of coffee or relaxing with a glass of wine as the sun goes down.


Rutland Lodge is an early Victorian building,built around 1840, that has been lovingly restored, and successfully marries the features and character of yester-year, with all the essential conveniences one can expect in modern day life. It offers large conservatory and lounge area, as well as 5 en-suite bedrooms. It is well equipped, comfortably furnished and presented to a high standard throughout and has a sunny terrace, boasting a relaxing ‘Hydropool’ hot tub (Easter till 1st October) and modern rattan furniture. The hot tub is a Hydropool therapy spa that seats 9 people. Although to an extent advertised as ‘self-cleaning’ we find that a daily clean of the filter & service ensures we can keep the chemical levels down to a minimum, whilst still keeping the water sparkling. The stone terrace with a long rattan table for 10, which gets the early morning and evening sun. Another table can be added to make 14. There are rattan sun lounges under the huge gazebo next to the hot tub (available start of Easter till 31st October), which has a sun shade over as the terrace faces south.


For dry sunny days, outside there is a seasonal BBQ area with work tops, sink and double coal bbq grill. There is also a wood fired pizza oven(logs provided).

Entrance: Rutland Lodge, is accessed from the Private car park or the gate directly from Babbacombe Road.




Ground Floor


Kitchen: The kitchen is well equipped and has a large Siemens oven with gas hob & electric grill, Jura coffee machine, full size free standing fridge, under counter freezer, full size dishwasher, and powerful 2000w commercial grade microwave. Access to the conservatory. In the dry sunny months the conservatory has tables and chairs with seating for 14. Any budding Baristas will be able to experiment with the commercial Italian CMA Lisa 2 station espresso machine, with coffee grinder. Provided are a selection of flavoured syrups to add to Lattes.

Dining Room: The dining room has one large table and seats 14 guests. Ornate fireplace (not in use). This table’s top can be removed to reveal a pool table. Also features a 75’ Sony TV with BT Box and sports package.


Lounge: Three two-three seater sofas, an armchair and couple chairs. Panasonic 37’ tv with a DVD & CD player. Lounge benefits from double aspect large – ceiling to floor windows. For those days, when you only want to watch a movie and snuggle on the sofa, you will enjoy using the wooden shutters to make the atmosphere in room cosier. Wood burner with complimentary starter basket of logs for those cold and rainy days, to make your holiday special.


Cellar Games Room: Fitted with an X-box system connected to a Sony 75 inch smart tv, 3 gaming chairs fitted with racing steering wheel & pedals. Also a Boeing aircraft controller. There is a key to the cellar if you want to restrict 24 hour gaming!


Bedroom 1: is a Twin room with two single beds with beside tables, reading lamps and a wardrobe. 37" flat screen plasma TV with DVD player and a double sofa bed for your comfort. En-suite shower room with walk in shower cubicle, WC and a sink.


First Floor

Bedroom 2: The master bedroom has a king size bed, two bedside tables with lamps, wardrobe, chest of drawers, ottoman, sofa. 37" flat-screen plasma TV with DVD player and speakers. En-suite bathroom and a corner walk in shower cubicle, WC and a hand wash basin.


Bedroom 3: this bedroom has a King size bed, bedside tables with reading lamps, dressing table with a chair, 2 armchairs and a wardrobe. 37" flat-screen plasma TV. En-suite with a roll top bath, WC and a sink.


Bedroom 4: this bedroom has a Double size bed, bedside tables with reading lamps, a chair, a wardrobe and 37" flat-screen plasma TV with DVD player and speakers. En-suite with a double walk in shower cubicle, WC and sink.


Bedroom 5: offers two Single beds, bedside tables with reading lamps, a wardrobe and a two seater sofa. 37" flat-screen plasma TV with DVD player and speakers. En-suite with a free standing roll top bath WC and sink.


Utility Area: Washing machine in Rutland Lodge are located in the utility area in the cellar.





Changeover Day: Saturday


Security Deposit: This property has a refundable Accidental Damage Deposit of ÂŁ500, which is payable to Original Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.
