By booking this property, you agree to the following terms:

1. Smoking & Drugs
Smoking and vaping are NOT allowed inside the cabin
Illegal drugs are strictly prohibited anywhere on the property
Violations may result in additional cleaning fees and/or termination of stay
2. Occupancy & Guests
Maximum occupancy: 8 persons (including infants) at any time
Only guests included in the reservation may stay overnight
The booking guest is responsible for all individuals on the property
No parties or events allowed
3. Noise
Guests must not create excessive noise that disturbs neighbors
Please observe quiet hours (recommended: 10 PM – 8 AM)
4. Liability & Assumption of Risk
The property is privately owned
The owner is not responsible for accidents, injuries, or illnesses occurring on the premises
The owner is not responsible for loss of personal belongings or valuables
By booking, guests assume all risks associated with use of the property and amenities
5. Property Care
Keep the cabin and furnishings in good condition
Do not remove any items from the cabin
Use appliances only for their intended purpose
6. Pets
Pets are allowed with prior approval and applicable pet fee
Pets are not allowed on furniture or beds
Pets must never be left unattended inside or outside the cabin
Pets must be kept on a leash when outdoors
Guests must prevent excessive barking out of respect for neighbors
Guests are financially responsible for any damage or additional cleaning caused by pets
Pet Waste
Pet waste must be cleaned up immediately
Use the pet waste bags provided in the outdoor dispenser (located on the back porch)
Dispose of waste in the trash can
Failure to clean up pet waste may result in additional cleaning fees
7. Parking
Parking is limited to the driveway only
Do not park on the road
Illegally parked vehicles may be towed at the owner’s expense
8. Housekeeping & Checkout
No daily housekeeping service is provided
Linens and towels are included but must remain in the cabin
Check-out time: 10:00 AM
Checkout Instructions (Before You Go)
Place used towels on the shower floor
Leave used bed linens on the beds
Wash dishes or load the dishwasher and start it before leaving (pods provided under sink)
Dispose of all personal trash
Throw away any leftover food
Return any moved furniture or items to their original location
Close all windows
Leave the cabin reasonably tidy and organized
9. Garbage
All garbage must be placed in the bear-proof dumpster located near the driveway at Riverstone Restaurant
10. Hot Tub
Use of the hot tub is at your own risk due to potential health concerns
The hot tub is cleaned and refilled prior to arrival; it may take time to reach full temperature
Hot Tub Rules (Strictly Enforced for Safety)
Shower before use to remove oils, lotions, and bacteria
Maximum temperature: 102°F or below
Limit soaking to 15 minutes at a time
No alcohol or drug use while using the hot tub
No glass or breakable items in or near the hot tub
Children under 18 must be supervised by an adult at all times
Children under 5 years old are not permitted in the hot tub
Guests may not handle or adjust hot tub chemicals
Enter and exit carefully to avoid slipping
No diving or roughhousing
Always replace the cover when not in use
Do NOT sit or stand on the hot tub cover — damage will result in charges
Follow all posted hot tub rules
11. Outdoor Safety (River & Wildlife)
River Safety
Use caution when near or in the river; currents can be strong, especially after rainfall or when water levels are high
Swimming and wading are at your own risk
Children must be closely supervised at all times near the water
No glass containers are allowed near the river
Be mindful of slippery rocks and uneven terrain
Black Bear Safety
This area is home to black bears—do not approach or feed wildlife
Keep all food, trash, and scented items secured at all times
Always dispose of garbage in the bear-proof dumpster
Do not leave food, coolers, or trash outside or in vehicles
If you encounter a bear:
Keep a safe distance
Do not run
Make noise and slowly back away
Report any aggressive or concerning wildlife behavior to local authorities if necessary
12. Fireplace
The fireplace is operational only during winter months
Do not attempt to use it outside of this period
13. Water & Septic System
The cabin operates on a septic system
Flush only toilet paper
Do NOT flush wipes, feminine products, or other materials
Violations causing damage may result in charges up to $1,000
14. Weather & Road Conditions
No refunds will be issued due to weather or storms
Mountain roads may be steep and hazardous
4-wheel drive is recommended during winter months
15. Damages
Guests are responsible for any damage to the property or its contents
All items are inspected before and after each stay
Report any damage immediately
Failure to report may result in additional charges
16. Maintenance & Issues
Any issues or concerns must be reported immediately upon check-in
The host will make reasonable efforts to resolve issues promptly
17. Staircase Safety Notice
The staircase to the upstairs master bedroom is steep and narrow
Guests with mobility concerns should use downstairs accommodations
Use of the staircase is at your own risk
