The villa is walking distance to the nearest town of Tredozio, a very cozy town offering good selection of restaurants, Its shops include a couple of grocers, an excellent fresh produce shop, coffee bars, a butcher’s, a chemist’s, a bank with ATM, and a post office.
There is a paved road to reach the property, the private garden is about 6000 sqm. Partially fenced, there is a covered parking spot for 4 cars. A private swimming pool of 5x10 mt. 1.40 depth; equipped with sun beds and umbrellas and outdoor shower, the pool is in a very panoramic position with amazing views of the valley.
The garden has also a shaded pergola equipped with table, chairs and barbecue, perfect for al fresco meals overlooking the panorama. There is also a small room building housing an additional dining area.

The property on its interiors is about 160 sqm, and develops in three floors.
At the ground floor there is a spacious living room with the valley view, well equipped kitchen with oven, microwave, toaster, fridge and freezer, dishwasher, filter coffee maker. Electric table top stove with four rings. Italian coffee maker known as a “Moka”. A kettle and Nespresso coffee maker are available on the top floor. Bathroom with shower, in each of the room in this floor there is a French door giving access to the garden, washing machine available.
First floor reachable by an external staircase of 15 steps, entrance on the right a reading room with a sofa bed (140x190 cm) suitable for one adult of two children, ensuite bathroom with shower. This room has a mosquito’s net on windows. And satellite TV.

Second floor: this floor, there are 12 steps to climb, it features two double bedrooms each with twin beds and private bathroom with shower.
From May to September the swimming pool is open. A cell phone with prepaid card is available. WIFI Internet connection is available and included in the rental price.
At this altitude, the nights are always cool so air conditioning is not necessary, but, just in case, we can provide ventilator fans on request.

Rental Rules:
Check-In time is from 15:00; Checkout is by 10:00.
Upon request and approval of the owner a late arrival is possible between 7.00 pm and 9.00 pm for an extra fee of 50 Euro.

A cash refundable deposit of 600 € will be required upon arrival, it will be returned at the time of departure less any charges in case of damages.
If the house rules will be ignored, some penalties will be applied according to the specific cases.
