Soothing Waters -2br home on stream with a hot tub!

The mind is a terrible thing to waste unless that is your intention. Sometimes that's the best form of relaxation, to just sit on the deck and listen to the sounds from the soothing stream below and just waste a few moments by yourself nestled under a canopy provided by 70 foot Hemlock trees. Soothing Waters will change your way of thinking and that's exactly why you should be here. There are two queen bedrooms, one on each floor, as well as two full baths plus additional sleeping for two in the loft.

​​​​​​​Hot tub and gas grill on the deck, internet and pet friendly, EV charging station (J1772 EV charger @ 30 Amp), gas log fireplace, central heating/air, master bath features a jacuzzi bathtub and tile shower to die for, modern kitchen, well furnished Family Room, rustic yet was the whole idea. Soothing Waters is not just a name, it's a place in the mountains just quietly you.

Additional Notes:
- This property is pet friendly with a $25/day fee. Only 1 dog allowed at a time (no exceptions)
-Check In is after 4pm. Check Out is by 10am.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable. Please observe a quiet hour of 10PM as there are full time residents nearby.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Parking space for up to 2 vehicles.
-Firewood may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
- ALL of the guests staying in homes that are in Little Bavaria are allowed to fish on the lake in the development. Because that lake is in a private community, they do NOT need fishing licenses to fish in it, however, it is catch and release ONLY.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
