As our guest you will have full and exclusive access to the entire property. This includes living space, and backyard spa area.
Jacqueline and Olivia are available for anything you may need, or any questions and concerns you may have.
This house has a wall in common with friendly neighbors next door. Relatively sound insulated but you may occasionally hear sounds next door and they may hear you. Please be respectful of quiet time after 10 or 11 o`clock.
There is a few inch drop from the sidewalk to the street on the far left side of the driveway. The City of Williston has promised us they are fixing it this summer but you may want to avoid the far left few feet of the driveway curb when pulling in or out in the meantime.
We have a container to collect recycling and do the best we can to recycle it after you leave but please be aware that recycling opportunities are limited in Williston.
There is an exterior door camera/Ring doorbell for safety and security, no indoor cameras of course.
No parties - strictly enforced. Best fit for families, respectful guests and professionals. Not well suited for those with mobility limitations because of upstairs bedrooms.
Please follow the house manual, hot tub and sauna
rules for your comfort and safety. Please, no smoking or vaping in house or patio area, and no food in hot tub area or sauna.
Hot tub is available year round for your enjoyment but may require occasional maintenance downtime - not always predictable.
Although summers are generally warm and sunny, winters in North Dakota can be cold and snowy. Driveway and walkways are reasonably well maintained although the snow can get ahead of us from time to time. Be cautious and aware of icy conditions on the walkways occasionally during the winter.

• Maximum occupancy must not be exceeded at any time for insurance reasons.
No Smoking
• No smoking or vaping inside the home, sauna, patio or hot tub areas.
No Parties or Events
• Parties, large gatherings, or events are not permitted.
• Excessive noise or disruptive behavior may result in cancellation of the reservation without refund.
No unregistered guests.
Quiet Hours
• Quiet hours are from 11:00 PM to 7:00 AM.
• Please respect neighbors at all times.
Pets
• Pets are allowed only if pre-approved.
• A pet fee applies if approved
• Guests are responsible for pet cleanup and any damage caused.
• Pets must not be left unattended unless crated.
Security & Safety
• Lock all doors and windows when leaving the property.
• Do not tamper with security systems, cameras (if exterior), or smoke detectors.
• Report any maintenance or safety issues immediately.
Thermostats
• There are two thermostats – one is in the dining room and controls the downstairs floor heat. The other is for the regular furnace and air conditioning and controls the temperature both upstairs and down. Please do not turn up the floor heating higher than 68. Otherwise the regular furnace that controls the upstairs heat may not turn on and the upstairs may be cooler than the downstairs in the winter.
Furniture & Property Care
• Please do not rearrange furniture without permission.
• Do not remove items from the property.
• Any damage must be reported promptly.
Cleanliness
• Please leave the property in reasonable condition.
• Wash dishes or load dishwasher before checkout.
• Place used towels in the washing machine before leaving. It is very much appreciated if you start the towel load before you leave
• Dispose of trash in the bin outside of the house before leaving please.
Appliances & Utilities
• Turn off lights, appliances, and HVAC when leaving.
• Use appliances as intended.
• Do not flush anything other than toilet paper.
Parking
• Park only in designated areas.
• Do not block neighbors’ driveways or access points.
Check-In / Check-Out
• Check-in: After 3PM.
